👇🏽The real truth about buying a home in Colorado

Zillow is great for inspiration. But when you’re actually ready to buy?

Some of the best homes never make it online.

That’s where having the right agent matters.

Working with me means you get:

🏡 Early access to off‑market opportunities
🏡 Alerts the moment homes hit the market (not hours later)
🏡 Private or first‑look showings when timing matters
🏡 Local comps so you don’t overpay
🏡 Honest neighborhood insight you won’t find on Google
🏡 A smart strategy for competitive pockets of Colorado

If you’re searching for:

“Homes for sale in Colorado”
“New listings in Colorado”
“Off‑market homes in Colorado”

…you’re exactly who I work with.

Custom alerts. Quiet opportunities. A buying plan that actually makes sense. Because your next home might never hit the internet…

and I’ll make sure you don’t miss it.

💭 Ever wonder what people really ask their real estate agent?

Buying or selling a home comes with a lot of moving parts and let’s be honest, a lot of questions (yes, even the ones you think might sound silly).

That’s why I love sharing the questions I hear most often. So when it’s your turn to make a move, you feel informed, confident, and ready.

👉 What’s something you’ve always wanted to ask about Colorado real estate?

Drop it in the comments or send me a DM—no judgment, just straight answers.

3 things nobody warns you about before listing your home 🏡

1️⃣ Listing a home is easy.

Selling it well—with strategy, clarity, and the right prep—is where the difference shows up.

2️⃣ Most buyers decide how they feel about a home before they ever step inside.

That’s why first impressions, pricing, and presentation matter just as much as the home itself.

3️⃣ Overpricing doesn’t protect you.

It limits buyer demand, weakens negotiating power, and often leads to longer days on market or price reductions.

Most people think selling starts when the sign goes up.

In reality, it starts way earlier—with prep, pricing, and how the home is positioned to buyers.

If you’re thinking about selling in (now or in the future) I’m always happy to talk through what a smart, realistic plan looks like for your situation.

📩 DM me anytime with questions—even if you’re just in the “thinking about it” phase.

You shouldn’t buy a home in 2026.

Not if you’re unsure.
Not if you’re feeling pressured.
Not just because five agents said “it’s the perfect time.”

Here’s the truth most won’t say:
👉 Sometimes the smartest move… is not to move.
👉 Sometimes waiting is the best financial decision.
👉 Sometimes pressing pause is what sets you up for long-term success.

And I’ll always tell you that—even if it means I don’t make the sale.

Buying a home is a big deal. It should feel like the right deal—for you.

If you’re looking for honest guidance, not sales tactics… I’m your person.

Buying a home in Colorado can feel overwhelming...

Until you have someone in your corner who knows how to make it simple. 👇

Most buyers think the stress comes from the market. But in reality? It often comes from:

👉🏼 Not knowing what’s next
👉🏼 Not knowing what to watch for
👉🏼 Not having someone to explain the process clearly

When you work with an agent who communicates, advocates, and brings it all together—you don’t just buy a home. You feel confident every step of the way.

✨ If you’re thinking about making a move in 2026, I’d love to help you start with a plan—and peace of mind.

January in Colorado isn’t just about resolutions, it’s about rituals.

Mornings on the mountain. Afternoons defrosting with something warm.

Evenings spent planning the next weekend outside.

It’s cold, it’s quiet, and honestly? It might be our favorite time of year.

What’s your go-to January tradition in Colorado? Let’s hear it.

Know this before you move to Colorado 👇🏽

If you’re thinking about relocating, here are five things seasoned locals would actually tell you—not just the brochure version:

1️⃣ Winter isn’t just a season—it’s a skillset.
Driving in snow, managing icy sidewalks, knowing when to switch out your tires (yes, you'll want snow tires) and how to winterize your home all matter here. Colorado winters are no joke—beautiful, yes, but they require preparation.

2️⃣ Altitude will humble you.
Give your body time to adjust. Stay hydrated, go easy on alcohol at first, and know that even daily tasks might feel harder when you first arrive. The dry air and elevation can take a few weeks to get used to.

3️⃣ The housing market can move fast.
Inventory can be low in many cities, and competitive offers are becoming the norm in popular areas. Having a local agent with boots-on-the-ground insight (hi, that’s me) can be the difference between landing your dream home—or missing it entirely.

4️⃣ You’ll need gear for everything.
Layers are a lifestyle. Between 30° mornings and 70° afternoons, you’ll want to be ready for anything. Good hiking shoes, a solid water bottle, and a real coat—not just something “cute for Instagram”—are all essentials.

5️⃣ There’s more to life here than the mountains.
Yes, the outdoor access is amazing—but so are the neighborhoods, the restaurants, the small businesses, and the creative communities in cities like Boulder, Denver, Fort Collins, and beyond. Get to know your area off the trail too.

If you’ve been playing with the idea of moving to Colorado, I’ve got something for you—real insight, a clear plan, and someone who knows how to help you make it feel like home.

I’ll always tell you the truth.

Even if that means saying:
➡️ Don’t sell.
➡️ Don’t buy.
➡️ Stay put.

Because the smartest move isn’t the same for everyone.

Two people can ask, “How’s the market?” and get two completely different answers—because timelines, goals, and life plans vary.

That’s why a quick headline or hot take doesn’t cut it. You deserve advice based on your full picture, not someone else’s.

If you're thinking about a move (or wondering if you should), let’s talk it through.

No pressure. No agenda. Just honest, local insight to help you make the best call for you.

📩 DMs are open. Always.

It’s true. You can buy or sell real estate in Colorado without an agent.

But what about when:

…you want access to off-market listings that never make it to Zillow?
…you’re juggling a full-time job and trying to decode contracts and local laws?
…negotiations get intense and you need someone skilled in your corner?
…an appraisal comes in light and you're suddenly $20K apart?

The right agent doesn’t just get you to the closing table, they help you avoid the costly surprises before you get there.

From strategy to fine print, I’m here to help you move smarter, not just move fast.

📍Planning to sell in 2026? Let’s talk.

This January forecast feels... suspicious.

Not much snow. No real cold. Just Coloradans in hoodies, saying things like “we’ll pay for this later.”

Whether you're soaking up the sun or quietly hoping for a snowstorm, this winter's writing its own rules.

What’s your bet: fake spring or a February blizzard?

12/27/2025

I don’t know about you, but I feel pretty lucky to call Colorado home. 🏔️

As an agent, I’ve had the privilege of helping so many amazing people plant roots here and every time, I’m reminded why I love it so much.

But it’s not just my job that makes me love Colorado. It's everything this place has to offer, like:
🥾 Weekend hikes while the snow falls
🎶 Catching live shows at Red Rocks under the stars
🏀🏒🐃 Cheering on the Nuggets, Avs, or Buffs on game day

There’s something about life in Colorado that just hits different and I wouldn’t trade it for anything.

What makes Colorado special for you? Drop your favorite things in the comments and share this post with a friend who’s just moved here (or thinking about it).

Let’s spread the local love 💙

About Cameron - 8z Real Estate

I am a native to Northern Colorado. I was born and raised in Windsor, CO where I attended and graduated from Windsor High School. After graduation I shipped out to Brazil for some missionary duties. After my time in Brazil, I returned to Northern Colorado and attended Colorado State University (GO RAMS!) where I received a degree in Construction Management.

My wife and I met in Fort Collins and now live in the Timnath area. We love the Northern Colorado community and what it has to offer! We spend our free time with our kids playing around the neighborhood, going on motorcycle rides, camping, doing metal fabrication, and other typical Colorado activities. We also play an active role in our church and Scouting programs.

The purchase or sale of Real Estate can be a daunting task. It is my goal to make this task as painless and simple as possible, no matter the price point, no matter your experience. I will work with you to ensure you are getting the best value.
