The sellers who are closing quickly....
are the ones willing to work WITH buyers on things like:

→ Credits for repairs
→ Concessions so buyers can buy down their rates
→ Providing a home warranty (especially for new builds)
→ Contributing to or covering the buyer’s agent fee

In an expensive, higher interest rate market, buyers are appreciating the extra support.

If you're planning to sell your home in the next few years...

It's the little tweaks at home that make the difference between a good showing and a great one.

Try not to ⬇️🚫

Cook fragrant food 24h prior to showings (fish I'm looking at you)

Overdo it with candles or scents (overly perfumed homes makes people wonder if we're masking a bigger problem!)

Host guests the day before a showing

Be present while buyers are touring - buyers will feel most relaxed when they can explore without the owner

Go crazy with holiday decorations - simple nods to the holidays is perfectly fine as long as it isn't distracting.

Leave pets out to roam - we typically recommend taking pets with you or designating an area of the house to them during showings.
