The parade kicks off at 9:30 AM, followed by an afternoon of music, entertainment, contests, and community fun. Whether you’re riding or watching from the sidelines, it’s a pretty great way to spend a Saturday in Fort Collins!

Home prices continue to climb, with the national median existing-home price reaching a record-breaking $440,600 in July, up 1.8% from a year ago. Prices have now increased year-over-year for 36 consecutive months. Locally, the median sales price rose 6.7% to $640,000 for single-family homes and 10.8% to $421,000 for townhome-condo properties. With inventory still below historically balanced levels, the market continues to reflect steady demand.
