The Chicago Tribune called me this month about a $4.6 million condominium.
That's the projected price for a four-bedroom residence at Optima Lumina, the building proposed for Green Bay Road and Washington Avenue in downtown Wilmette — across from the Metra station, on the old Imperial Motors site. If a unit were ever to sell at that number, it would be a record for suburban Chicago. The previous high was around $3.7 million.
Worth saying plainly: this is a proposal. The building as currently presented does not have final approval, and no construction timeline is confirmed.
The reporter asked whether it was really a record. I said yes, most likely. But I've been selling homes on the North Shore for 42 years, and the record isn't what interests me here.
What interests me is why a condominium can command that price at all.
We have a tremendous shortage of supply, and there's no place for empty nesters to go. A couple in a large house in Winnetka or Kenilworth wants to simplify — but they don't want to leave the North Shore, and until recently there was nothing here to move into that felt like a step sideways rather than a step down. So they stayed put, and their house never came to market.
That's a big part of why inventory has been so tight for so long.
Optima's neighboring rental building, Verdana, opened in 2023 and is fully leased with a waitlist. That tells you the demand was real and going unmet.
Even where projects like this do move forward, they run on a multi-year clock. Which is exactly why, if a move is anywhere in your thinking, the time to plan is now rather than later.
