With 99 available homes (up 77%) and inventory expanding to 2.4 months, buyers in Deerfield have significantly more options to choose from alongside a slight price break, as the median sales price dipped 1% to $735,000. At the same time, sellers are benefiting from a surge in buyer activity, with closed sales climbing 44% to 52 homes and properties continuing to sell quickly at a median of just 8 days on the market (up 14%). Overall, these conditions offer buyers more breathing room and choices, while sellers can still rely on strong demand to move their homes fast.

In Glencoe, buyers have considerably more options to browse with 38 homes on the market (up 81%), while prices remain steady with a slight 1% increase in the median sales price to $1,710,000. For sellers, homes that close are moving exceptionally fast—spending a median of just 7 days on the market (down 84%)—even though total closed sales fell 56% to 7 homes. Overall, with inventory holding virtually flat at 2.5 months (down 3%), buyers gain more selection while sellers can still expect swift transactions once a deal comes together.

In Evanston, buyers have more options and lower prices, with 163 homes available (up 68%), 2.1 months of inventory (up 75%), and a 12% drop in the median sales price to $507,500. Sellers are seeing fewer total sales (106 closed homes, down 8%), but those properties are still moving remarkably fast—spending a median of just 8 days on the market (down 11%). Overall, buyers enjoy more choices and affordability, while sellers can still expect a swift transaction if their home is priced right.
