What does it actually mean when a Realtor represents YOU as a buyer?

It means your agent has a fiduciary responsibility to you — basically, they’re required to put your interests first.

That includes:

🔑 Loyalty – Your agent works in your best interest.
🤐 Confidentiality – What you tell your agent stays confidential.
📋 Disclosure – Important information that could affect your decision should be shared with you.
👉 Obedience – Your agent follows your lawful instructions.
🏠 Reasonable Care – Your agent uses their knowledge and experience to help protect you throughout the transaction.
💰 Accounting – Money, documents, and property entrusted to your agent must be handled properly.

EXAMPLE:
If a home is listed at $350,000 and you tell your agent, “I’d pay up to $375,000, but I want to offer $340,000,” your agent shouldn’t tell the seller you’re willing to pay $375,000.

That information could hurt your negotiating position — and protecting your interests is part of representing you.

Buying a home is a big decision. Make sure you understand who represents you and what that representation means.
