Good start to my week! But this one comes with a story….about why everything happens for a reason and why you NEED a buyers agent.

This buyer was supposed to close on Monday, September 20th on a different condo. Due to a LARGE failure to disclose issue on the sellers behalf, it fell through the day of closing. Due to the sellers lack of financial resources, he was also unable to get his $1000 Due Diligence back that is legally owed to him. Because he has an agent who digs and investigated all parts of his transaction….he didn’t close on a property that was going to need a $12,000 critical repair next month 🤯

Instead…he won a multiple offer situation and will be closing on this townhome in 2 weeks that is LEAPS AND BOUNDS above the other.

I may be a little laid up after this surgery….but it’s not stopping me from getting things done. Thankfully I have a phenomenal team around me. I have been working with this out of state buyer for over a year….his budget and location were VERY specific. Patience paid off 🙌🏼🔥
