Happy Closing Day to this beautiful family! 🥰🏡🔑

Some keys are more than just keys. They’re the beginning of a whole new life and these were worth every deep breath it took to get here. ❤️

A new state. A new home. A new chapter.

And whew… this chapter had a few plot twists! 😅 There were moments when closing day looked a little blurry, a little bleak, and a whole lot like, “Lord, we could really use You right about now!” 🙏🏾😂

But we kept going. Through the uncertainty, the moving pieces, and the “Are we really going to make this happen?” moments, we never lost sight of the goal: getting this family HOME.

And today… WE DID IT! 🥹❤️🔑

To this sweet family: thank you for trusting me through the highs, the hurdles, and everything in between. I know this move meant so much more than finding a house. It meant putting down new roots, creating a fresh start, and finding a place where your family can make beautiful memories together.

The three stages of a tough closing week: 🙃

1. Optimism: “All documents are turned in, disclosures signed, we’re ready to go!”
2. Mild panic: “Wait… why are we pushing closing a second time?”
3. Aggressive inbox refreshing: Checking email every 30 seconds wondering if the underwriter is manually typing each page on a 1980s typewriter. 😂

My buyer has packed up her entire life, we’ve answered every single request, the listing agent is hovering, and I’m over here holding the entire deal together with an iced pumpkin mocha latte , deep breaths, and pure determination. ☕🏡

Lending delays are not for the weak. But no matter how many plot twists pop up along the way, we will get across that finish line and get those keys! 🔑✨

She’s back at it in her SOPHOMORE YEAR at UNC Charlotte! 🎓✨🐝

She basically said, “Yep, I’m back. I’ve got classmates to represent and business to handle.” 💅🏾📝😂

And I could NOT be prouder of my girl. Watching her step up, use her voice, serve her classmates, and confidently make her presence known is such a blessing to witness.

She understands her assignment… submitted it early… and probably asked for extra credit! 😂😂✨

Today was one of those days.😩

The kind where you have to take a breath, gather yourself, and keep it together because people are counting on you.🧘🏽‍♀️

And that’s one of the parts of being a business owner, a Realtor, a parent, a partner, or just a grown adult that nobody really talks about.

Not because you’re pretending everything is perfect.

So let me tell y’all how a teacher workday turned into a full-on SON-DAY FUNDAY! 😂💙

Two days ago, my son had a teacher workday, and I decided to take full advantage of some extra time with my baby-baby. ❤️

We started the morning listening to his favorite rapper, Rod Wave, so the vibes were already set before we even left the house. 😂💙 He had the music turned up, I was pretending I knew all the words, and just like that, our day was officially underway.

First up, we had to handle the responsible stuff: his annual physical. 🩺

THEN it was time for one of our favorite mother-son spots: First Watch. 🥑🍳

And yes, I ordered the avocado toast because, as y’all already know, I am NOT just an avocado-toast eater… I am an AVOCADO TOAST CONNOISSEUR. 😂🥑

Meanwhile, my son ordered the BIG breakfast… And somehow, I’m almost certain he was hungry again about 12 minutes later. 😩😂

Then we made a very important stop at my favorite Caribou because Mama needed a little pick-me-up. ☕️😂

And y’all… HE BOUGHT ME A MOCHA WHITE PUMPKIN LATTE! 🥹❤️

My baby bought his mama her favorite drink.🙌🏾🙌🏾🙌🏾🙌🏾🫶🏾

Did I enjoy every single sip like I had been waiting all year for it?

You better believe I did! 😂

Then came the part of the day that had me questioning my own bravery…

WE WENT DRIVING. 🚗😩😂

Yes, y’all. My baby-baby is learning how to drive.

Lord, cover the roads. Cover the other drivers. Cover the mailboxes. Cover my nerves. And most importantly… cover my car. 🙏🏽😂

Because one minute you’re buckling them into a car seat, and the next minute they’re asking for the keys and telling you, “Mom, I got it.”

Sir… DO YOU? Do you really? 😂

But honestly, this day reminded me of something important.

Yes… I work hard for my clients. I love what I do, but I work just as hard to make time for my family. ❤️

Because these teenage years are flying by WAY too fast. And I’m soaking it all up…

So SON-DAY FUNDAY it is! 💙😂

And yes… I’m still recovering from the driving lesson. 🚗😂

Let me share a quick behind-the-scenes real estate lesson from this past week… 👀☕️

Sometimes you check in, get assured that “everything is right on track,” and then look up to realize a few moving pieces are definitely not moving as quickly as planned. 😩😂

Then the appraisal hit a delay, a few timeline hiccups happened in the background, and suddenly our target closing date was looking a little shaky.🤦🏾‍♀️

And that is where the real work begins.
Instead of pointing fingers or hitting the panic button, the whole conversation shifted immediately to:

“Alright… what is the solution, and how do we protect our buyer?” 💡

Real talk about closing dates
🏡 A closing date is a target not a promise carved in stone.
Between contract and keys, there are dozens of moving gears turning at once:
* The appraisal
* Underwriting reviews
* Title searches & surveys
* Homeowners insurance setup
* Document verifications
* ...plus about 47 other tiny details nobody warns you about until you’re in the middle of buying a house! 😂
Even when everyone has the best intentions, unexpected hiccups can still happen.

Well… since you asked, let me step up to the mic for this one. 🎙️😂

I’m not here to just unlock doors, put a sign in the yard, send you a few listings and disappear into the Realtor abyss until closing day. 🫠😂

When you work with me, you’re getting someone who will:

🏡 Break down the real estate language so you’re not sitting there reading a contract like, “Ummm… am I supposed to know what this means?” 🤯😂
