Outside of closing day, inspection day is one of my FAVORITE days! 🏡🔎 And here’s why…

A home inspection gives buyers a high-level look at the home’s condition. It’s not a crystal ball 🔮 or a guarantee that every issue will be found, but it can uncover concerns that deserve attention or further evaluation.

And please remember: we’re not looking for a perfect house. There is no such thing! 😂

We’re looking for information.

Sometimes it’s: “Everything looks good!” 🙌🏾

And sometimes it’s: “Let’s talk about that.” 👀

“What if they say no?”

Sweet friend, I work in real estate. I’ve been training for rejection my whole career. 😂🏡

And here’s something real estate will teach you quickly: “NO” doesn’t always mean “NEVER.”

Sometimes it means:
🏡 Not at that price
💰 The terms don’t work
⏰ The timing isn’t right
🔄 It’s time to negotiate, pivot, or try another strategy

Real estate is full of offers, counteroffers, negotiations, and unexpected plot twists. 😂

So I don’t take “no” personally. I take it as information.

I listen. I adjust. I negotiate when there’s room to negotiate. And when there isn’t, I help my clients figure out the next best move.

Because the goal isn’t to avoid rejection.
The goal is to keep moving toward the right outcome. ❤️🏡

Rejection is part of the business. Giving up isn’t.

🍽️ OH, I MEANT TO TELL Y’ALL… 💙

Before school started for my son, I made sure we stole away for a little Mom & Son brunch date at Dear Dad’s. 🥰

Between basketball, him getting ready to start high school, and helping his big sis get ready to head back to UNC Charlotte for her sophomore year, life has been moving at warp speed around here! 😂📚🏀🎓

And that’s exactly why I’m learning to savor the stolen moments, especially with teenagers. Because they don’t always announce when they need you, and they definitely don’t come with a calendar invitation that says, “Mom, let’s spend some quality time together.” 😂

Sometimes you just have to catch them when they’re available and say, “Put your shoes on. We’re going to eat.” 😂😂

We decided to try the downtown Dear Dad’s, and I’ll be honest, I was a little apprehensive because I’m too old to be going places with limited parking! 🤣 If I have to circle the block three times looking for a space, I’m reconsidering my entire brunch decision. 😂

But once we walked in, I was SO glad we went. The atmosphere… Definitely a whole vibe! ✨

My son ordered the chicken & waffles 🍗🧇, which apparently came with a complimentary side of “I’m going to need a nap after this.” 😂

And I had the avocado toast, because I am an avocado toast connoisseur and I take my brunch responsibilities VERY seriously. 🥑😂

These are the moments I want to remember.🫶🏾

Because these teenagers are growing up entirely too fast. One minute you’re packing their lunch, and the next you’re helping one prepare for high school while the other is packing up to head back to college. 🥹💙

So yes, I’ll take the stolen moments.
Especially when they come with good food. 😂🍽️

10 houses. 2 days. And the one I thought he’d love… wasn’t THE one. 😂🏡

We toured 5 houses Saturday and 5 more Sunday, and I had my favorite picked out. Great location, great price, nice yard, minimal work… I mean, come on! 😂

But my buyer had other plans.

He fell in love with the house that had me saying, “Hmmm… okay, let’s talk about THAT.” 👀😂

And this is one of those moments when a REALTOR® has to take themselves completely out of the equation.

Because I’m not buying the house. He is.

My job is to point out what he may not see, educate him on what he’s getting into, talk through the pros, the cons and the potential costs and then let him make the decision.🎯

And he did.

We wrote the offer.
They countered.
We countered back.
And yesterday… OFFER ACCEPTED! 🙌🏾🎉🏡❤️

Because sometimes the house that makes your REALTOR® go “Hmmmm…” is the house that makes you say “This feels like home.” 🥹

Which is the beauty of this business.💞

And once you’re under contract? That’s when the paperwork puts on its sneakers. 😂

Inspections. Due diligence. Negotiations. Deadlines. Lender and attorney/title coordination. More paperwork. And yes… more paperwork. 📋

So yes, I’ll happily open the door. 🔑

But I’m also looking beyond the pretty kitchen and fresh paint because loving a house and making a smart purchase are two different things.

☀️ Happy Tuesday… Happy Choose-Day! 🤍

A little reminder as you move through this week: two things can be true at the same time.

Life isn’t always black and white. Sometimes it lives in the “AND.”

✨ You can be grateful and still have difficult days.
✨ You can love what you do and still need a vacation.
✨ You can be strong and still need to rest.
✨ You can be independent and ask for help.
✨ You can have big dreams and take a nap before chasing them. (Highly recommend! 😂)
✨ You can be kind and have healthy boundaries.
✨ You can be proud of how far you’ve come and still have room to grow.

Growth doesn’t mean you never struggle. Strength doesn’t mean you never get tired. And asking for help doesn’t make you weak… it reminds us that we were never meant to do everything alone. ❤️

🏡 FIRST-TIME HOME BUYER CHRONICLES

Episode: “Wait… Did I Really Buy This House?” 😂

You found THE house. 🏡
You negotiated.
You signed approximately 4,372 documents. ✍🏽😂
You got the keys. 🔑

Then suddenly…

“Oh my goodness… WHAT HAVE I DONE?!” 😩😂

Yep. Buyer’s remorse can happen, even when you made a good decision.

That’s why due diligence matters BEFORE you get to the closing table. 🔎

In NC, your Due Diligence Period gives you time to investigate the home, complete inspections, work through financing, review important information and decide whether you’re comfortable moving forward.

⏰ But there’s a deadline!

And remember, the Due Diligence Fee is generally nonrefundable if you terminate, although it is typically credited toward your purchase price at closing.

The goal isn’t to find a perfect house.

The goal is to gather enough information to make an informed decision before your due diligence deadline.🎯

Because I don’t just want to hand you the keys and say:

“Congratulations! You bought a house!” 🎉

I want you to say:

🏡 Just Looking… For Mom. 😂

So I was quietly looking at condos for my mom as she gets closer to retirement and considers moving from Tennessee to be closer to us.

Just looking. 👀😂

Then I stumbled across this Stanley Martin Homes open house in Greensboro… and of course, the REALTOR® in me had to investigate. 🏡

This community in Strawberry Creek caught my attention, especially because it’s conveniently located near Prolific Park, shopping, dining and other everyday conveniences.

And now I’m thinking… 👀

This might be worth putting on Mom’s “maybe” list. 😂❤️
