North Carolina's housing market is moving toward more balanced conditions - but that doesn't mean every local market looks the same.

According to the NC REALTORS® July 2026 NC Housing Report, statewide:

• Inventory was 6.03 months.
• Listings were up 6.2% year over year.
• Total sales were down 13.2% year over year.
• The median sale price was $375,000.

But according to Triad MLS InfoSparks for July 2026, Forsyth County:

• Inventory was 3.3 months, up 22.2% from last year.
• The median sale price was $319,900, essentially flat year over year at +0.1%.
• Median days on market increased to 22 days, up 57.1% from last year.
• Closed sales were up 2.6% year over year.

So yes, our local market is changing. Buyers have more inventory and homes are taking longer to sell than they did a year ago.

But Forsyth County is not sitting at six months of inventory. At 3.3 months, our local market still looks considerably tighter than NC as a whole.

That's why broad housing headlines only tell part of the story.

Real estate is local - and even within Forsyth County, conditions can look different depending on the neighborhood, price range, and property.

What makes the Piedmont Triad different?

It’s hard to answer in one sentence.

We’re not one big city. The Piedmont Triad is a collection of communities, each with its own personality. Enjoy downtown Winston-Salem, a park or greenway, and a locally owned diner: without spending half the day in traffic.

There’s room to breathe here.

We have four distinct seasons. Mountains and beaches are close enough for a getaway, and Charlotte and Raleigh are within reach. You’ll find historic neighborhoods, established communities, newer construction, and homes with more space.

Life can feel a little more manageable here. People still wave. Neighbors talk. Communities gather for festivals, farmers markets, concerts, and local traditions.
