Did your home just move into a flood zone?

North Carolina is actively rolling out massive updates to its official FEMA flood maps throughout 2026 and it is a shift every homeowner and buyer needs to watch.

Why it matters: A property that wasn’t in a flood zone when it was purchased five or ten years ago might be mapped into one today.

Thinking of selling? Check the updated NC flood maps before you list. You don’t want a surprise flood zone designation popping up to derail a buyer’s financing or inspection process at the last minute.

Thinking of buying? Always verify the most current 2026 map data during your due diligence period. Don’t just rely on historical disclosures!

The map is literally changing, but being proactive keeps your real estate goals on track.

Today thought I would share a favorite recipe, French Apple Tart! We love making this on crisp fall days (or a rainy fall weekend). It is easy to pull together, but looks fancy when you serve it to family and friends. We also mixed in some slivered almonds and brushed some peach preserves on top before baking!
