New doesn't mean you stop asking questions. It means you ask a different set.

What inspection opportunities does the contract allow? What does the builder's warranty cover—and exclude? When are walkthrough items documented? What happens if something still needs attention near closing?

These aren't questions you ask because you expect a problem. They're questions you ask because this is a major purchase, even when the paint is fresh.

Save these questions before signing a new-construction contract.

A house can check every box and still put your everyday life in the wrong place.

Don't evaluate a community only through the pool, the entrance sign, or the model-home tour. Look at the routes you'll drive, the errands you'll run, the HOA documents, and the outdoor space you'll actually use.

And visit when real life is happening—not only when the sales office is open.

A community isn't a backdrop for your house. It's part of what you're purchasing.

The question I wish more buyers asked isn't “Do I love this model?”

It's: “Show me what this floor plan looks like at the price I'm actually considering.”

Which features are standard? Which are upgrades? What changes if we choose another elevation or lot? What will be written into the specifications?

Enjoy the model home. Take the photos. Imagine your furniture there.

Just make sure the home you're imagining and the home you're pricing are the same one.

Ask for the included-features sheet on your next model-home visit.

“Starting at…” is where the conversation begins—not where your budget ends.

The lot you choose, structural options, elevation, finishes, and other selections may affect the final quote. That's why I want the price for the specific home on the specific lot, with the included features clearly identified.

And if you're comparing two builders, compare what each quote actually includes. Two similar-looking floor plans aren't necessarily the same purchase.

Here's what I would put side by side before choosing an incentive package: cash needed at closing, the payment in year one, the payment later, and the loan terms attached to each option.

A temporary rate buydown and a credit toward closing costs do different jobs. The option that sounds bigger in an ad isn't automatically the one that fits your situation.

Ask for the scenarios in writing. If you can't compare them on paper, you aren't ready to compare them by headline.

Save this and ask your lender for side-by-side estimates.

Two homes with the same asking price can belong in very different monthly budgets.

Taxes, insurance, HOA dues, loan terms, and the amount you put down can change the picture. And the payment isn't the whole story if it leaves you no room for repairs, travel, savings, or life.

I don't want you shopping at the top of a number just because a lender says it's possible.

I want you to choose a number that still leaves room for the life you're buying the home for.

Ask your lender for a complete monthly estimate before setting your search ceiling. Save this as your reminder.

An incentive isn't a prize. It's a piece of the purchase that needs to be understood.

If a builder offers a credit, I want to see where it goes on the estimate. Does it reduce cash due at closing? Does it change the interest-rate terms? Does it come with a lender requirement?

And here's the question I don't want you to skip: what does the transaction look like without the incentive?

That's how we start comparing the offer—not just admiring the number in the ad.

would rather know the dimensions of the rooms you use every day than be impressed by the total square footage.

Where is that space going? Hallways? A formal dining room you'll rarely use? An oversized foyer? Or the kitchen, living room, and bedrooms where your life actually happens?

Bring the dimensions of your sofa, bed, and dining table. The floor plan gets much more honest when your real furniture enters the conversation.

Which matters more to you: total square footage or usable space?

The oversized mirror, the tiny dining table, the perfectly placed chair—staging can change how you perceive a room.

Try this: stand in the doorway and imagine your own furniture in the space. Would the dining chairs still pull out? Could you walk around your bed? Is the “home office” large enough for the desk you actually use?

Keep the inspiration. Just don't confuse it with measurements.
