You may have heard about the push to make it easier to build accessory dwelling units (ADUs) — think garage apartments, backyard cottages, in-law suites, or small detached homes.

As calendars fill back up and the rhythm of the school year begins again, we’re taking a look back at what the Forsyth County housing market showed us this summer.

The biggest shift? Winston-Salem buyers had more options.

Looking back to June 2023—and at how the market has shifted in the years since—we saw more new listings, significantly more homes for sale and longer days on market. At the same time, closed sales softened and months of supply moved into more balanced territory.

The important thing to remember is that these countywide numbers only tell part of the story. One neighborhood, price point or type of home can behave very differently from another.

As we move into the fall market in Winston-Salem, send our team a message if you’re curious about what these changes could mean for your home or your next move.

More inventory gave buyers more room to compare homes, take their time and be selective.

Homes were still selling, but sellers faced more competition for buyer attention.

The takeaway: value still depends heavily on neighborhood, condition and price point.

The market is not simply “good” or “bad.” It is changing and the right strategy depends on your specific move.
