So it’s a good deal for the homebuyer.

The Baker’s Dozen — A Simple Way to Save BIG Interest on Your Mortgage

At a closing yesterday, we were talking about the effect of making extra principal payments during the year and how much faster they can help pay off a mortgage.

Then this morning, I read this from Kevin Miner in the Saturday Morning Economist. He calls it “The Baker’s Dozen.”

“Based on current rates and median loan amounts, a single extra principal payment each year shortens the average 30-year mortgage payoff by six years. It saves the typical borrower about $68,000 over the life of the loan.”

Think about that. 13 payments instead of 12. One extra principal payment each year could potentially knock years off your mortgage and save tens of thousands of dollars in interest.

The closing attorney also gave some good advice: Talk to your mortgage servicer first. Tell them what you plan to do and make sure you know exactly how they want you to make the extra payment so it is applied to principal.
