While every agent knows the A-B-Cs and 1-2-3s of listing a home on the MLS, it takes a bit of know-how and strategy to make a listing stand out from the rest. ⁣

Wanna know a few strategies from my MLS playbook? Go on...take a peek!.⁣

Tell a story with words instead of the usual room and property descriptors. Don’t forget to highlight neighborhood amenities and surrounding parks, schools, and shops.⁣

The quality AND sequence of photos matter. Professional photos are non-negotiable. Additionally, the first photo should almost always be of the exterior followed by photos that take a potential buyer through a home. The last photo? An exterior shot of the rear of the house.⁣

More is more when it comes to details. Buyers are hungry for as much info as possible, so give it to them! Does a listing have a massive screened porch or family room? List the dimensions. Custom-built storage cabinets in the garage? Say so!⁣

Choosing a home is choosing a lifestyle. Sell with a realtor who knows this and knows how to fold it into every part of marketing your home—including on the MLS!⁣

In this market, buyers are wising up to ways they can make their offer stand out above the rest. One strategy? Including an escalation clause.⁣

What is an escalation clause? Consider it the eBay of real estate. Let me explain.⁣

An escalation clause automatically increases a buyer’s offer by a certain amount, say $5,000, each time another buyer makes a higher bid. It essentially eliminates the back and forth of offers and counteroffers.⁣

If you’re sitting on the sidelines, but thinking about getting in the game, now is the time to sell! The market is hot, inventory is low, and buyers are dishing out top dollar.⁣

I've been asked a couple of times, "if the market is so hot right now, do I really need to hire an agent?"⁣

Here's the thing: You CAN sell your home without an agent. But, keep in mind that 90% of for sale by owners fail to sell their home without an agent. If you want maximum profit in minimum time, you need an agent. Statistics show an agent typically gets you 25% more on the sale completely covering agent commissions!⁣

Plus, your realtor will do the heavy lifting so selling will be easy-peasy! Here is a quick breakdown of who does what during the selling process:⁣

• Decide to sell. ←- YOUR JOB (although a realtor can certainly help!)⁣
• Select an agent. ←- YOUR JOB (but ask friends and family for references!)⁣

Think the highest offer on a home always wins? Think again. Here are four reasons why a seller may not choose the highest offer:⁣

1. A buyer brings an all-cash offer: A buyer paying cash means there won’t be any financing pitfalls — and sellers LOVE avoiding pitfalls.⁣
2. A buyer can close ASAP: If a seller is antsy to get moving, an offer from a buyer who can close quickly will zoom to the top of the stack.⁣
3. A buyer shares their story. Sometimes buyers want sellers to know exactly why their house is “the one.” And sometimes, that’s all it takes for a seller to agree — especially if a seller has lived in the home for decades and their move is a sentimental one.⁣
4. A buyer doesn’t ask for contingencies. A common contingency is that a buyer must sell his or her home before buying. Sellers love when an offer is free and clear of cumbersome contingencies totally out of their control.⁣

It’s true — you want to go in with a strong offer price-wise, but that’s not the only thing sellers are looking for. Sellers want an offer that’s competitive, clean, AND close-to-asking price — the closer you can get to all three, the better!
