I used to groan when someone stood up to share their point of view.

Just sit down already.
The ride home is long.
We’ve already heard all of this.

Thankfully, I’ve grown out of that.

Because we are not there to fill a seat.

We are there to listen.
To question.
To challenge.
To say the thing that still needs to be said.

The committees have done the work. Leadership has done the work. Months, sometimes years, of effort have already happened before we ever get to the room.

But the room still matters.

The discussion still matters.

The people willing to stand up and speak still matter.

I’m proud of the REALTOR® family and the work that happened this week.

And I’m looking forward to being an even stronger voice in those conversations in 2027 and beyond.

But most of what changes our lives happens quietly, one decision at a time.

Make the small ones count.

If your home has been listed for two weeks and you still do not understand what buyers are telling you, that is a communication problem.

It does not mean the home should have sold already. It does not mean the price must automatically be reduced. And it does not mean every buyer agent will provide detailed feedback. They are representing their buyers and should not be expected to show their hand.

But you should understand the pattern your listing is creating.

Are people finding the home online? Are those views turning into showings? Are buyers asking similar questions? Has new competition changed what your home is being compared with? Is the property easy to show? Does the experience inside the home match the expectation created by the photos and price?

Sometimes the next step is better presentation or easier access. Sometimes the marketing is creating attention but the home is losing when buyers compare their options. Sometimes price is part of the conversation. Sometimes the likely buyer pool is simply smaller and the strategy needs more time.

Fourteen days is not a magic deadline.

It is an early checkpoint when your agent should be able to explain three things clearly: what happened, what the evidence may mean and which options are available now.

That communication plan should be established before the home goes live—not introduced after two quiet weeks.

If you are interviewing listing agents, ask this question: “What will you show me during the first two weeks, and how will we decide what happens next?”

The answer will tell you a lot about the experience you are being offered.

I went to Disney Springs on a random afternoon with no plan to see anything special.

Then this piano rolled by.

That is one of the things I appreciate about living in Horizon West. There is so much within reach that an ordinary outing can turn into something you did not plan—and might have missed if you were rushing to the next thing.

We talk about location in terms of commute times, schools, shopping and the practical parts of daily life. Those things matter.

But location also shapes what is easy to say yes to.

A walk around Disney Springs. Dinner somewhere new. Live music you did not know was happening. A few hours out without needing to turn it into a full-day production.

This was only 17 seconds, but it was enough to make me stop and enjoy where I was.

Where you work matters.

For 2026, many buyers need to work full time at a physical Florida work location for an eligible employer.

One of the fastest ways to make selling feel overwhelming is to start walking through the house with a notebook and writing down everything that could possibly be improved.

That list can get long very quickly.

Paint every room. Replace every light. Redo the landscaping. Update the kitchen. Change the flooring. Fix the thing you have lived with for seven years that suddenly looks enormous because a buyer might see it.

Some work may absolutely matter.

But not every project earns back the money, time or stress it takes to complete it.

Before spending anything, I would want to know whether the issue could affect safety, insurance or financing. I would want to know whether buyers are likely to see it as a sign of poor maintenance. I would compare the home with the actual competition and consider how much preparation the YOU can realistically carry.

🛠 Sometimes the answer is to repair it.
🧽 Sometimes a deep cleaning, staging change or honest disclosure solves the real problem.
💸 Sometimes the condition should be reflected in the pricing strategy.
🙅‍♀️ And sometimes the smartest decision is to leave it alone.

The point is not to make the house perfect. The point is to prepare it intentionally for the likely buyer and the YOUR actual timeline.

For homeowners around Horizon West, I would much rather walk the property before someone builds an expensive shopping list.
