Having money in the bank is a great financial position to be in, but when you’re seeking a mortgage, lenders look at more than just how much money you have.

📊 A poor credit score can affect:

• Mortgage approval — Your credit history and overall financial profile are factors lenders consider when evaluating your application.

• Interest rate — Creditworthiness can affect the pricing you’re offered. A higher rate can mean significantly more interest paid over the life of a mortgage.

• Loan options — Some mortgage programs have specific credit and underwriting requirements, so weaker credit can limit the options available to you.

• Down payment requirements — Depending on the loan program and your overall financial profile, credit can affect what financing options are available.

💰 Having money doesn't mean you can ignore your credit.

One thing I think people sometimes overlook is that cash and credit serve two completely different purposes.

You can have money in the bank and still have a poor credit report or low credit score—and that can cost you opportunities.

Bad credit can potentially mean:

🏠 Higher mortgage interest rates
🚗 Higher auto-loan rates
💳 Fewer credit card options
🏢 More difficulty renting
💰 Higher borrowing costs
🔌 Larger deposits for certain services
🏦 Fewer financing options when you actually need them

And here's the thing: you don't want to wait until you need credit to realize how important your credit history is.

So how do you improve or maintain good credit? 📈

✅ Pay your bills on time. Payment history is one of the most important factors in your credit profile.

✅ Keep credit card balances low. Having available credit that you aren't using can help keep your credit utilization lower.

✅ Don't max out your cards just because you have the money to pay them off later.

✅ Avoid opening unnecessary accounts. Every application isn't necessarily harmful, but frequently applying for new credit can affect your credit profile.

✅ Keep older accounts open when appropriate. A longer credit history can be beneficial.

🏡 FLORIDA REAL ESTATE: OCTOBER & NOVEMBER 2026

As we move into the final months of 2026, Florida real estate is showing signs of a more balanced and selective market.

📊 Here’s what the numbers are telling us:

• 🏠 Florida’s single-family median sale price was about $415,000 in August, up just over 1% from a year earlier.

• 📉 Single-family inventory was 13% lower than a year ago, while condo/townhome inventory was down about 11.5%.

• 📈 Earlier in the summer, single-family sales were still running above 2025 levels, showing that buyers are continuing to enter the market even with mortgage rates around the mid-6% range.

• 💰 Buyers have more choices and negotiating opportunities than they did during the frenzy of the pandemic years—but pricing still matters.

🍂 WHAT ABOUT OCTOBER & NOVEMBER?

Late fall can bring some interesting opportunities. In Orlando, historical seasonal patterns point to late October as a period when buyers may see more inventory, less competition and more negotiating room. Tampa’s seasonal window comes later, around the end of November.

For sellers, this means pricing your home correctly from the beginning is extremely important.

For buyers, it means don't assume you have to wait for the market to change dramatically before making a move. There may be opportunities available right now depending on your price range, location and financing.

📍 And remember: Florida is not one single market. What happens in Polk County can be very different from Orlando, Tampa or another Florida market.
