Happy Friday!!! Coming up to the weekend is when you typically see new listings hit the market, so if you’re looking for a good deal, or a cheaper home in a market where prices are high, right before the weekend is one of the best times to look.

You also need to be ready to put in an offer as soon as you decide you’re interested. There are some fabulous programs out there right now offering non-repayable grants to first time home buyers among other things and right now I’m seeing a lot more sellers giving closing cost credits. Interested rates are high, but that means less market competition. I’m not a fan of the ‘marry the house, date the rate’ statement that goes around a lot in real estate circles, but interest rates are anticipated to come down towards the end of the year, so it’s definitely something to consider.

Who wants to live near me?! I do love this part of town. This particular property is just off Hermits Trail in Altamonte Springs. All the homes are different. There’s no matching set here. Ages of the properties range from the 60’s through much newer. There is little through traffic and the community is wonderful. Lovely walks around a cluster of small lakes. Super close to everything (Cranes Roost is less than a five minute drive away) and yet quiet and peaceful at the same time.

So, I was checking the MLS this morning for some lower priced homes for one of my first time home buyers and I came across this gem.

Super cute, 2 bedroom 1 and a half bath home just off Seminola Ave in Winter Springs. It's just over 1000 square foot and has a single car garage. Both Roof and AC were replaced in recent years and this is zoned for Winter Springs Elementary, Indian Trails Middle and Winter Springs High School. The price? $305,000. There are definitely some better first time homes out there if you look. This one will be gone super fast, I'm sure....
