Have you ever heard of the 5 love languages? If not, give it a Google to learn more about it.

I like the idea of the love languages, but I've got a few of my own that I couldn't find in the book.

Gift giving? No, for me it's REFERRAL giving.
Words of affirmation? Sure, but just make sure to put it in a Zillow or Google review, please.
Acts of service? How about signing the docusign before it expires?

Happy Valentine's Day! Share your love languages in the comments

As much as I love the touchdowns and the halftime show, I'm gonna be honest - the true MVP in my mind is the endless supply of wings, nachos, and ice-cold drinks. I mean, who needs all that other stuff when you've got good eats to enjoy?

THIS RIGHT HERE → As the real estate market heats up in Spring, I get calls and messages from homeowners all the time who are ready to sell but who are completely stressed out about getting their homes ready for the market.

Selling your home in a hot market can be both exciting and stressful. On one hand, you have the potential to sell your home quickly and for top dollar. On the other hand, you're going to be dealing with a fast-paced, competitive market.

My response? Take a deep breath. You can do this, and I'm going to help you every step of the way. We will put together an action-oriented plan with some simple and doable steps that will keep the entire process moving along worry-free.

Getting your home ready for the market is like most things in life: the anticipation is the worst part. But remember, hiring a solid agent is KEY to helping you prepare, price, market, and negotiate top dollar your home. I'm here to guide you every step of the way!

I hear a lot of clients say they struggle with saving enough to reach their real estate goals. Whether it’s for a down payment or to purchase an investment property, saving feels like an always-out-of-reach task.

I want to tell you: I GET IT.

Today, I'm here to drop some knowledge bombs to lighten the struggle if you’re feeling the same way.

Does saving take discipline? Sure.
Is it impossible? Not at all.

Clients who show up with big savings tell me similar stories of how they did it. (It's achievable, I promise).

It’s small, methodical choices like:

→ Automate savings.
→ Set specific goals (and talk about them often).
→ Throw extra money at said goals (tax refunds, birthday gifts, bonuses, etc.)
→ Avoid lifestyle inflation (i.e. drive the old car and use the old phone).
→ Get and stay out of debt.
→ Say no when friends say yes.

Trust me, it’s far easier to save a little here and a little there than to give up on your dream of owning real estate altogether.

“If you want top dollar for your home, you should price it high. You can always come down if you need to.”

Hands up if you’ve heard this. Or if you’ve heard people say:

“Just wait it out. You’ll eventually get the offer you want if you’re willing to wait.”

Or, my favorite:

“Zillow says my home is worth $ ________.”

Sigh.

Want to know the real talk?

What really matters when selling your home is having an agent who knows what they're doing. And for sure, it doesn’t have to be me, but please, be done with pie-in-the-sky pricing and find a qualified, experienced agent who is selling homes right NOW in your neighborhood.

I remind every one of my sellers how hard they’ve worked and how much they deserve every dime out of their homes. To make that happen, we go over these three tips:

1) Prep it well. If you want top dollar, you've got to be willing to do some work upfront to get your home looking its best. Minor repairs, major decluttering, and fresh paint go a long way.
2) Price it well. The market has been all over the place recently, so it’s critical to pull as much data as possible when settling on a price. Too high? Buyers won’t bite. Too low? Sellers leave money on the table. I want my sellers to feel good about their listing price, but it's gotta be backed by the data.
3) Promote it well. Starting with those listing photos. Your home’s first showing is online - and there’s no better way to set your home apart from the rest than with professional listing photos. It's a small investment for a huge return.

Umm. Don't panic...but if you’re thinking of selling FSBO, you may be giving buyers a Black Friday Deal on your home. Here’s why:

The average FSBO home sold for $260,000 in 2020.
The average agent-assisted home sold for $318,000 in 2020.

That’s a difference of $58,000, folks! Factor in agent commissions ($19K), and you still have a difference of $40,000 when you use the professional services of an agent.

(Not to mention agent homes sold on average 20 days faster than FSBO listings that were forced to renew on the MLS.)

The Black Friday takeaway? If you’re thinking of selling, don’t leave thousands on the table that should be in your pocket.

Work with an agent who knows your neighborhood, the market, and how to price your home just right.

Looking for an agent like that? I’d love to help! Send me a message, and let’s chat.

Today I’m feeling brave, bold, and fired up to tackle one of the world’s biggest problems:

Taming the Tupperware monster.

Sure, you can install a Lazy Susan in your cabinet, but there are cheaper and quicker ways to stay just as organized:

- Beware of Tupperware creep. Do you really need 24 teeny-tiny containers? Nope, you don’t.
- Organize by brand. If you don’t, it’ll take FOR-ever to find a match.
- Repurpose old magazine organizers. Deep and roomy cabinets? Use magazine organizers to keep lids neat and tidy.
- Use under-shelf baskets or hanging pocket organizers for lids. You can pick both up at Home Depot, Amazon, or Bed Bath & Beyond for under $10.
- Divide a larger drawer into smaller compartments for lids and containers. Use a mesh organizer or a piece of wood or cardboard cut specifically to your dimensions.

With the holidays just around the corner, you’ve got a lot on your mind.

Hosting…in-laws…kids…making sure your home survives the madness…

Whether your plans are crazy or cozy, you CAN thrive this holiday season when hosting family and guests. Here are six tips to help:

1. Declutter and donate to make space for guests and the coming onslaught of gifts.
2. Keep tried-and-true appetizer ingredients (and bottles of wine) on hand. Perfect for last-minute gifts or impromptu gatherings.
3. Stock up on towels and toilet paper. A must and total no-brainer.
4. Splurge on fancy disposable plates, cups, and silverware.
5. Wash or replace guest room linens, pick up extra toiletries, and swap old pillows for new, so you'll feel confident your guests are nestled and all snug in their beds.
6. Take care of yourself! Gift yourself a quiet walk or hit up your favorite coffee shop solo when you need a break and some fresh air.

The biggest misconception I hear about buying right now is that it’s smart to wait for interest rates to come down.

You DON’T need to wait!

What DO you need? If you know you’re ready to buy, you need an agent who knows the market in your desired location and a trusted lender who can help you understand what you can afford.

The truth is if you buy at today’s rates, you can always refinance if rates drop. But if you wait with the hope of rates coming down, you can't go back and borrow at today's rates if that doesn't happen.

So the next time you think to yourself, “Maybe I’ll wait.” Don’t do it! Let me at least show you homes in your price range so you can make a decision based on facts.

Is the above you? Have you been struggling to decide about buying now vs. waiting? DM, and let’s talk - no strings attached.
