I think a lot of sellers underestimate how much happens before a home even goes live.

Most of the time, the biggest mistakes happen early.

Pricing too high because of emotion.
Skipping prep work.
Assuming buyers will overlook things.
Hiring based only on commission instead of actual strategy.

And the tricky part is that homes usually don’t lose momentum overnight.

I think a lot of buyers assume the goal should always be putting 20% down.

And in some cases, that absolutely makes sense.

But in other situations, keeping more cash on hand can actually be the better move.

On a $400,000 home, the difference between 20% down and 3% down is $68,000 upfront.

Meanwhile, the monthly payment difference in this example is only about $57.

For some people, having that extra money available after closing matters more than lowering the payment slightly.

Especially when you factor in repairs, updates, moving costs, and just having a comfortable cushion once you get the keys.

There’s no one-size-fits-all answer here.
