SUNDAY CONVERSATION: Lake Nona has cracked Into the $400 per square foot barrier for some new construction homes as well as nicer pool-homes on premium homesites.

Is this the "new norm"?

Interest rates could be as much as 5.5% by year's end which would make this home cost $4,700 per month, with $160k down!

My prediction: as more home sellers list at increasing prices, fewer buyers will be able to afford these homes, and with a number of "spec homes" coming to the market In the next 12 months In Lake Nona south and Sunbridge, there will be more choices for buyers to compare to (after the initial wave of inventory gets gobbled up by those who have been waiting on VIP lists)

HOWEVER, if new homes are this expensive and take a long time to build and lock In your interest rate, a resale may still be the better option (if it is priced right).

What are your predictions? Hunting for the right "deal" will be key...
