Florida home sales rose year over year for the 11th straight month in July as inventory tightened and pending sales continued to point to buyer demand.

Balancing affordability with the urge to buy in today’s housing market has been challenging. Buyers have faced climbing mortgage rates for the past two years, and this year, rates seem stuck above 6.25% for most products. Still, I bought my first home with a 6.375% mortgage and a new family in tow, and it worked out fine.

With the Fed pausing, mortgage rates dipped this past week. There could be further relief ahead as the slowing “consumer” economy nudges inflation down.

The 30-year fixed rate slipped to 6.67% from 6.69% last week. The 15-year fixed rate also fell, to 5.96% from 6.01%. Both remain above year-ago levels.

Generally things are good for Gen Y and Gen Z (Zoomers). Strong job market, great starting wages and wage growth throughout Central Florida for the past few years. So why are younger people living at home? The down payment can be the culprit. Or maybe the free laundry service?

Some younger people elect to live at home versus rent in order to save money for a down payment. With median home prices continuing to rise and the 10-year Intermediate Bond Yield remaining nearer 4.5%, the combined rise in home prices, inflation and mortgage rates above 6%, saving for a home can be difficult.

With a strong negotiation and some great lending options available, buying a home can comfortably be within reach. Some lending options require a limited amount of downpayment affording great flexibility to younger buyers.
