Yesterday, I had to turn down a listing.
Not because I didn’t believe I could sell the home, but because I believe honesty brings more value than false promises.
One of the biggest mistakes sellers make is hiring an agent based on what they want to hear instead of what the market is actually saying.
I recently met with a homeowner whose property has been sitting on the market for over 190+ days with 2 different realtors. Before discussing price, I toured the home and learned about their goals, their timeline, and what they needed out of the sale.
Then I went home and spent hours studying the market.
I put together a full presentation with recent sold comparables, similar square footage homes, updated properties, renovated kitchens and bathrooms, and homes with newer mechanical systems. The data consistently showed that the property was priced nearly $50k above where the market was responding.
That conversation was not easy, but real value is not created by overpromising. Real value is created by providing clarity, strategy, and honest guidance so clients can make informed decisions.
Anyone can put a sign in the yard.
Not everyone is willing to protect a seller from making costly mistakes, even if it means walking away from the listing.
Your agent should know your numbers, understand your market, and be willing to tell you the truth — not just what secures a commission check.
