Florida and the Great Housing Mismatch
Having navigated the Florida real estate landscape since 2006, I’ve seen firsthand how our state exemplifies the so-called "Great Housing Mismatch." Even with homes available, too often they don’t meet the evolving needs, budgets, or life stages of today’s buyers. Florida’s unique market—shaped by an aging population and a high rate of homeownership—offers an early look at what happens when the next generation can’t find the homes they truly want or need. And here, affordability is about much more than just the price tag. Insurance, HOA dues, maintenance costs, exposure to storms, and even how reliant you are on a car all play into whether a home is genuinely a good fit. Communities thrive when residents can transition smoothly—from larger homes to smaller cottages, accessory dwellings, or nearby apartments—without leaving the neighborhoods they love. The big question for Florida now is whether future buyers will be able to step into inherited or newly built homes, or if a lack of options in size, style, and location will keep that from happening.
