According to the Orlando Regional Realtor Association president, we can expect more inventory and great prices for buyers in Orlando. Is that true? In this video, I review the July 2023 Orlando real estate stats.

The Months Supply of Inventory stands at 1.63 in May 2023 and increased slightly to 1.74 in June 2023. Although not fully back to pre-pandemic levels, inventory remains low. The Median Home Price jumped from $378,000 in May to $385,000 in June, showing signs of stabilization but still relatively high. Average Days on the Market decreased from 45 to 41, reflecting the summer selling season and increased demand.

Looking ahead, the second quarter of 2023 remained hot in the Orlando real estate market. Buyers have been actively searching for homes, resulting in a competitive market and increased home sales. Predictions for the second half of 2023 present two scenarios. Scenario 1 suggests a potential market slowdown due to rising interest rates, leading to sellers becoming more flexible with negotiation. Scenario 2 indicates that low inventory will continue driving up prices and intensifying bidding wars, presenting challenges for buyers.

When it comes to interest rates, the Federal Reserve anticipates no drops this year and the possibility of slight increases. Rates could range from mid-6% to low or mid-7%. The housing market remains unpredictable, making it essential to stay informed about the Orlando real estate market.

The city is home to a variety of parks, shopping centers, and restaurants, but it's not too busy or crowded. There are also a number of golf courses, nature preserves, and conservation areas in the area.

Lake Mary is conveniently located just minutes from Downtown Orlando, but it's also close to the beach and the Orlando International Airport. This makes it a great place to live if you want to be close to all the attractions of Orlando, but still have a peaceful, suburban lifestyle.

Lake Mary is well-connected by major highways, including I-4 . There is also a SunRail station in the city, which provides convenient public transportation to Downtown Orlando and other parts of the region.

There are a variety of things to do in Lake Mary, including:

Golfing
Visiting parks and nature preserves
Dining at the many restaurants, from casual to fine dining
Attending cultural events, such as the Lake Mary Arts Festival
Exploring the city's history at the Lake Mary Museum

Not as much traffic as other areas in Orlando: Lake Mary is located off of I-4, but it's not as congested as other parts of the city. This makes it a great place to live if you want to avoid the hustle and bustle of downtown Orlando.

Lake Mary has wider roads than other parts of Orlando, which makes it easier to get around.

The infrastructure is more established and planned than other areas of Orlando: Lake Mary has a well-planned infrastructure, with bike lanes, sidewalks, and plenty of parks.

No Tourists: Lake Mary is far enough from Disney World and other tourist attractions, so you won't have to deal with the crowds.

Upkeep: Lake Mary is a clean and well-maintained city.

Variety of housing: Lake Mary has a variety of housing options to choose from, including single-family homes, condos, and townhomes.

Here are some of the cons of living in Lake Mary:

Not as many shopping options: Lake Mary doesn't have as many shopping options as other parts of Orlando. You may need to go to Sanford or Altamonte for a Walmart or Costco.

Not as many entertainment options: Lake Mary doesn't have as many entertainment options as other parts of Orlando. If you're looking for a night on the town, you may need to go to downtown Orlando.

Wildlife: Lake Mary is home to some wildlife, including bears. This may be a concern for some people.

Lack of public transportation: Lake Mary doesn't have a lot of public transportation options.

Here are some of the tips I'll cover:

Choose the right location. Orlando has a lot of different neighborhoods to choose from, so it's important to find one that's right for you.

Set a budget. Orlando is a relatively affordable city, but it's still important to set a budget before you start shopping for a home.

The Orlando Real Estate Market is unpredictable going into the 2nd quarter of the year. In this March 2023 Orland Real Estate Market Update, I review the inventory, the fallout from the Silicon Valley Bank collapse, interest rates, 2nd quarter market predictions, and determine if it's a good time to buy or sell real estate in Orlando.

The inventory went down from February to January, and interest rates have remained about the same, but are unpredictable, especially with the current economic uncertainties, Going into the second quarter, the spring selling season will probably be a busy one. The market will still be competitive with the low inventory levels, even though the interest rates haven't decreased significantly and home prices will probably continue to rise.

Are you thinking of moving to Orlando, Florida? The theme park capital of the world may seem like an attractive place to live, with its year-round warm weather, exciting attractions, and tax benefits. However, Orlando may not be for everyone. In this video, I talk about some reasons why you may want to avoid moving to Orlando.

Some of the reasons you may want to avoid moving to the Orlando area:

- You dislike crowds. Orlando's many theme parks attract over 58 million visitors per year, making the city very crowded, especially during peak seasons and holidays. Traffic and long lines are common, as are packed restaurants, sold-out shows, and busy tourist destinations. If you prefer peace and quiet, the constant crowds in Orlando will likely bother you.

- You dislike hot weather. Orlando's subtropical climate means long, hot summers with average highs of 92 F (33 C) and high humidity. While winters are short and mild, the majority of the year is spent enduring the heat and humidity. If you prefer cooler temperatures, Orlando's climate can be unpleasant and physically taxing.

- You want a slower pace of life. Orlando has a fast-paced lifestyle focused on tourism, travel, and entertainment. There is a sense of constant activity, traffic, and stimulation. If you prefer a slower pace of life with less congestion and busyness, Orlando may feel too hurried and hectic. A slower pace is hard to find in such a fast-growing city.
