The rate gets your attention. The rest of the deal deserves it, too.
It’s easy to look back at those low mortgage rates and think, “I wish I’d bought then.”
But that memory can leave out what it took to get an offer accepted: competing buyers, rushed decisions, and pressure to stretch your budget or give up protections.
That doesn’t mean buying then was a mistake. It means the rate never told the whole story.
When you’re buying, I want us to ask more than “What’s the interest rate?”
Can we negotiate the price?
Ask for help with closing costs?
Address repairs?
Keep the contingencies that protect you?
Those possibilities depend on the home and the local market, but they deserve a place in the conversation.
And through all of it, the monthly payment still needs to work for you—based on what you can afford today.
