As a Seniors Real Estate Specialist (SRES) I cannot over emphasize the value my clients place on the series of scheduled home visits I provide as a unique part of my service delivery. Senior home sellers often present with less interest in a 50-page listing presentation or the ability to recite which online real estate home shopping portal wins on traffic or which one carries more property listings overall. I find senior home sellers appreciate the opportunity to be heard. This includes communicating the clear recognition that the senior home seller is the client being represented. Assuring the senior as the home seller my commitment to work on their timeline- regardless of how long it takes. Making time to talk about a transition that is about a lot more than a listing. These are not insights I read about in a real estate course. This is knowledge from years of experience as a community health nurse and owner/operator of a supportive home care company before I ever got my State of Wisconsin Real Estate License. This is from time invested sitting across from families who needed someone to slow down before deciding anything on their behalf. Here we will discuss what the home seller can expect with the agent visual inspection phase of the real estate selling process. The agent visual inspection phase involves a complete tour by the family and the agent of all the buildings and property. I always remind the seller there is no house in perfect. condition. This is preparation for the seller who will fill out the property condition report form. The National Association of Realtors recently reported through Realtor Magazine Media the median house in the United States is around 40 years old, with many houses built prior to 1980. The agent and the seller will review the minimum property standards accompanying the types of loans. The house appears safe, sound, and structurally secure, insurable, roadway access, utilities connected, and appropriate for year-round use. The agent can discuss the pre-listing home inspection option. The agent will review how the property condition can influence a potential buyer’s ability to access borrowed funds. The agent reminds the home seller that the appraisal process is in the middle of a substantial upgrade and may take more time to complete. This is discussing the lender’s process which will involve qualifying not only the borrower but also the house and property as well. Early on the agent is trying to determine how open the seller will be to agreeing to conduct repairs if the lender requires them as part of their process to release the funds to the potential buyer. The agent and the seller will discuss utilization considerations for example, is the most likely buyer looking for an owner-occupied residential property. Elevated mortgage rates reduce the number of potential buyers able to qualify to borrow the money to purchase the property you have listed for sale. Fewer potential buyers coupled with the shift into the Fall season can mean a longer period of time to find a buyer capable of submitting an acceptable offer. In this dynamic, lowering the list price does not always overcome the seemingly lack of interest. Some home sellers expecting a rapid response from the market will choose to pull the property off the market and wait for better conditions. The other option, is to acknowledge in advance the need to invest more days on the market and be willing to wait for the right offer. Accepting an offer more in line with your list price may be worth the wait.
