A new law goes into effect today, October 15, 2025 for the Massachusetts real estate market.

A waived home inspection can no longer be part of negotiations!!

Home-sellers: you cannot accept an offer that has a waived home inspection.

Home-buyers: you cannot submit an offer with a waived home inspection. How do you feel about this?

Did you know there are some things you can do NOW to ease your home-selling process NEXT spring or summer? 🧐

📝 Here a 5 tips to help you get ready:

1️⃣ Get PROFESSIONAL pictures taken NOW 📸 If you wait until your flowers are in bloom next spring, you’re too late. If you want to make the most money on your home sale, your pictures will be ready AND your home will be listed before your yard blooms. Use a professional to get all of the angles and footage. I take care of this for my clients. Please…do NOT allow pictures to be taken with a phone. That first online impression gets the prospective buyers to your home…make it a good impression.

2️⃣ Obtain work estimates now for any projects that need to be completed for going on the market. Have the work done over the winter so you’re ready to go when the time is right! I can help find professional 🪜 🔨

3️⃣Hire an HVAC professional to service your AC/Boiler/Furnace. Routine maintenance is a must for potential home-buyers. If any issues are identified, you’ll have time to repair over the winter 🥶

4️⃣ Start cleaning out your closets, attic, basement, etc. Donate, Dispose, or Keep? I can help you find organizations to donate and/or dispose. The coming months will be cold so spend some time indoors sorting! 🧹 📦

5️⃣ Contact (me) a professional to build a strategy ahead of going on the market 📱 You’ll need help with marketing, pricing, timing, etc. That’s what I’m here for!
