A waived home inspection can no longer be part of negotiations!!

Home-sellers: you cannot accept an offer that has a waived home inspection.

No, no, no…..big changes in your financial status.

Your lender will continue to monitor your financial activity until closing—and any significant changes can jeopardize your mortgage approval.

Here's why:

Credit Checks Continue: Lenders may pull your credit again before closing. Taking on new debt (like financing furniture or a car) can lower your credit score or increase your debt-to-income ratio, which can lead to a denial or delay in closing.

Debt-to-Income (DTI) Ratio Matters: Your DTI ratio is a key factor in mortgage approval. New expenses can push this ratio too high, making you riskier to the lender.

Large Bank Withdrawals Raise Red Flags: Sudden large purchases or money transfers can concern underwriters.

Down Payment and Closing Costs Must Be Intact: You need to have the funds you originally claimed for the down payment and closing costs.

Lenders May Reverify Employment and Assets: Any financial change—like reduced savings or increased monthly obligations—could be seen as instability.
