August 17 2024: Realtors and home buyers have a "new normal." Realtors will no longer be able to show a property unless the Buyer has signed a Buyer’s Agency Agreement. This must be done prior to seeing a home—no signatures, no doors can be unlocked. Fines are steep, if the Realtor does not follow the new rules. The Buyer's Broker Agreement is a legal agreement that can be written for one house, one weekend or any set period of agreed time; it also explains how the Buyer's Real Estate Brokerage will be compensated for the transaction. This is much like the Listing Agreement for the Seller's Real Estate Brokerage compensation.
So a Buyer can make an informed decision, Buyer's Agents will need to call the Listing Agent to confirm if any compensation is being paid to the Buyer's Brokerage, before an offer is made. Seller's can still pay the Buyer's Brokerage but compensation can no longer be listed anywhere in the MLS. If the Seller is not contributing to the Buyer's Brokerage then the compensation will need to come from the Buyer's themselves.
The good news for my clients is for the past 14 years I have always used the Buyer's Broker Agreement for my clients. The new rule has always been my best practice as the Agreement helps clarify expectations in the home buying process, and the relationship between Agent and Buyer. The Sheriff's Office has been notified of a phone scam targeting local residents using our phone number: (815) 338-2144. Scammers inform potential victims that they have "missed a jury duty summons" and there is a warrant out for their arrest. Scammers then continue to press for personal information.

⭐️ As a reminder, you will NEVER be contacted by a police department via phone claiming you have a warrant or asking for payment. ⭐️ If you receive a call like this, simply hang up the phone.

Please talk to your elderly friends and family about these scams, as they are the most affected demographic.
