When showing this home I wasn’t prepared to find a secret room 😳

Did you know that indoor charcoal grill/fireplace combos were a popular feature in mid-century homes built in the 1950s–70s — and this 1962 ranch in Bennington, Nebraska fits that era perfectly.

Back then, basements were designed for entertaining with rec rooms, bars, and year-round indoor BBQs before outdoor kitchens became common.

Honestly such a cool piece of home history.

Would you keep it? 👀

I have always admired historic homes— lived in a few, renovated one and sold several to buyers. Historic homes are beautiful, but you need to look beyond the charm and understand what’s behind the walls.

If you’re considering an older home, here are key things I always educate my clients on:

• Electrical – knob-and-tube, aluminum wiring, panel capacity
• Plumbing – galvanized vs. copper vs. PEX, sewer line condition
• Foundation – stone vs. block, settling, moisture intrusion
• Roof & windows – age, efficiency, and preservation requirements
• HVAC & insulation – how the home actually performs day-to-day
• Hazards – lead paint, asbestos, and proper remediation
• Historic restrictions – what you can (and can’t) change

The character is unmatched—but so is the importance of doing your homework.

If you’ve owned or renovated a historic home, what would you add? 🏡

Another successful morning of showings! ✨

Got this beautiful townhome under contract for my buyer relocating from Arizona. The automatic screen on the patio is truly a game changer—perfect for enjoying outdoor living without the bugs!

I’m so excited for her to start this next chapter here in Council Bluffs, close to family and make this house a home! 🏡🩷

I know this isn’t real estate related—but as someone who loves connecting people to great local resources, this was too good not to share 👇

A local high school (my alma mater) now has a hands-on automotive program where students are servicing vehicles—and it’s open to the public.

It’s an awesome way to support students while also getting quality, affordable car care. Win-win for our community 🙌

Definitely worth checking out if you’re due for an oil change or service!lh

I’ll sit with you, learn your vision and walk every house with you until you find the one that feels like home. It really is that 𝒔𝒊𝒎𝒑𝒍𝒆. And honestly? We’ll probably end up friends by the end of it.

Honey Oak - always a topic of conversation during showings.

Keep, paint or replace?

I, myself, would keep (if in good condition) and do exactly what this designer recommends.

Chime in - I’d love to hear your thoughts.

POV: A home inspector finds noticeable dry rot.
✔️What should happen: document, photograph, recommend repair.
❌What should NOT happen: causing additional damage.
Inspections are about identifying issues — not creating new ones.

———————————

A home inspection isn’t about “passing” or “failing” a house.
It’s about understanding it.

For buyers, an inspector is your second set of eyes. They’re there to:
• Help you see what you might miss
• Explain how systems function (roof, foundation, HVAC, electrical, etc.)
• Identify safety concerns or maintenance items
• Give you clarity and confidence before making a huge investment

A good inspection doesn’t mean a home is bad — it means the home is being understood.

For sellers, an inspector isn’t the enemy.
They’re not there to kill a deal.
They’re there to create transparency.

A thorough inspection:
• Builds buyer confidence
• Reduces surprise negotiations later
• Helps keep deals from falling apart due to unknowns
• Creates a fair path forward for repairs, credits, or expectations

When inspections are done professionally, they protect everyone involved.
Buyers make informed decisions.
Sellers avoid last-minute chaos.
And transactions move forward with clarity instead of fear.

The goal isn’t perfection —
it’s honesty, education, and safety.

A good inspector doesn’t dramatize a home’s flaws…
they document them, explain them, and recommend next steps.
That’s how trust is built in real estate.
