Network, Network, Network.
Wait, did I say Network?!
This week I connected with Kevin Brenner from Active Duty Passive Income group.
I saw he lived close so I reached out and that same day, and met him to walk-though one of his STR’s in Alexandria.
Such an awesome experience! He’s an open book, and went through through the operations, I met his cleaning crew, we talked mindset, and he shared this method of investing with STR’s
He developed relationships with property owners, and sold them on renting their property under a lease and he sub leases it as an STR!
If you know anything about this market, you know it’s expensive!! So buying is difficult and still cash flow over $1000 a month is unheard of.
Most owners initially are like heck no!
But honestly why not?
- The property is managed by an experienced property manager, and inspected regularly
- professionally cleaned often
- carefully screen renters and can advertise to specific demographic
- maintenance and lawn care is paid for except cap ex. Ie: hvac, water heater etc.
- And can negotiate higher than market rents!
Literally a win win win! 🔥🔥
