Washer & Dryer - Yes or No?
If you've ever wondered if it's worth it to offer a W/D to your tenants, I'm here to tell you IT IS! I recently had the opportunity to learn about laundromats (when my W/D couldn't handle cleaning large comforters) and found it's EXPENSIVE to use a laundromat! The average cost of one large load of laundry is $10.00 If you do an average of 6 loads per week like I do for a family of 3 (clothes, towels and sheets), that's $60.00 per WEEK = $240.00 per MONTH! Tenant's who are looking at homes with a W/D vs. without are definitely more likely to lean towards the home WITH a set rather than without. It's literally saving them HUNDREDS of dollars!

WINTERIZING OUTSIDE HOSE BIBS!
Outdoor pipes and fixtures are vulnerable to freezing once outdoor temperatures fall below 20 degrees Fahrenheit. You should plan to winterize the hoses and hose bibs when the outdoor temperatures are consistently below 30 degrees Fahrenheit.

1. Detach, drain, and store hoses.
2. Turn off indoor isolation (ball or gate) valve.
3. Open the outside hose bibs and leave open.
4. Drain water from pipe using the indoor bleeder valve.
5. Install outdoor faucet covers.
