On Tuesday of this week, a property that I listed on Friday went under contract.

Under contract in just five days. In a time when 30-year conventional loans are hovering in the 6.6 to 6.7 percent range.

This is the third home I have listed since April and the third one that has gone under contract in six days or less.

The fact is that there will always be people who need a place to live and want to buy instead of rent.

Several keys to this success.

First and foremost, the love and care of the house by the homeowners. They kept up this house and undertook several enhancements and updates before listing it.

Second, the price. Pricing a home is an art as much as it is a science. Using AI models, I gave my clients a listing range and discussed the pros and cons of pricing strategy. My clients chose a number that was a little less than a recent appraisal because they understood a home under contract now for that amount is much better than one sitting on the market for a longer time because they wanted top dollar for it.

Third, we were fortunate to have a sell agent who asked what was in the realm of the possible regarding the list price although the home had just been listed.

The result is that we are under contract and will close by the end of the month.

Always a great feeling when your clients close. Today, my clients sold their house in Woodbridge. This client was referred to me by a repeat client whose property I had under contract in 5 days. This one took a little longer: 6 days.

There are always going to be people reading to buy a house even when interest rates have increased. The key is pricing the house correctly. By using AI to fine tune traditional real estate pricing methods, I was able to help my clients, an active duty Air Force officer, his wife, and six children worry about one less thing as the transferred out of Northern Virginia to Florida.
