Even with more options on the market, pending home sales slipped by 1.1% to a six-month low—high housing costs continue to keep many buyers on the sidelines, even as choices improve. The median home-sale price now stands 1.9% higher than last year, above $400,000, and mortgage rates remain near 7%, their highest in over a year. This combination of rising inventory and softer demand is creating more favorable conditions for today’s buyers—many shoppers now have greater leverage to negotiate price cuts or concessions, especially on homes that have been listed for several weeks. Sellers are benefiting most when they price realistically, rather than trying to match the heights of previous years. It’s been a telling second quarter for the U.S. housing market. While home prices continued to edge upward on paper in Q2 2026, a key federal index actually leveled off month-over-month from mid to late Q2, even after seasonal adjustments. Nationally, we saw annual appreciation ticking up to around 1.5% by late Q2—an improvement from mid-Q2’s 1%, but still about two percentage points behind inflation, which hovered near 3.5%. This means that, after accounting for inflation, real home values have now declined for the thirteenth month in a row. Encouragingly, slower inflation and steadier nominal gains have softened that decline somewhat. Notably, one major federal index has recorded positive annual growth every quarter since early 2012, highlighting just how resilient nominal prices have been despite ongoing pressure on real value. As we head into the second half of the year, affordability remains front and center: typical monthly payments for existing single-family homes continue to climb, making it tougher for first-time buyers to break in.
