Some homes are more than just a place to live, and this one was exactly that. After more than six decades in the same family, 103 Peck Road held a lifetime of memories, and saying goodbye was no easy thing for the sellers.

We listed it, opened the doors for three days of showings, and the response was incredible. Multiple strong offers came in, and in the end the sellers found exactly what they were hoping for: a family who will love this beautiful, one of a kind property and carry on the tradition of caring for it.

That's not a coincidence.

These homes became incredibly popular during Connecticut's suburban growth in the 1950s–1970s. They were relatively economical to build, worked well on our rolling, rocky landscape, and offered a lot of usable living space without requiring a much larger footprint.

Another interesting factor is that, in many towns, the lower level often wasn't assessed the same way as fully above-grade living space. That meant homeowners could sometimes gain additional functional square footage without seeing the same increase in assessed value as adding a full second story.

Today, they're some of the most recognizable home styles across New Haven County. While they aren't everyone's favorite layout, they can offer a surprising amount of space and value.

One thing that surprises a lot of homeowners is that some older homes were built using lumber that would be difficult to find today.

Much of the framing lumber used decades ago came from older, slower-growing trees, which produced denser wood with tighter growth rings.

That doesn't automatically make every old home better, and there are certainly plenty of newer homes that are exceptionally well built.

But it's one reason some older homes can have that solid feel people often notice when they walk through the door.

As someone who spends a lot of time in homes of all ages across New Haven County, it's one of those little details I find interesting.

One thing we've noticed this summer after replacing our windows over the winter is how much cooler parts of the house feel during the day.

Most people think newer windows only help because they're better insulated.

That's part of it, but many modern windows also use Low-E coatings that help reflect heat from the sun before it enters the home.

The result?

Less solar heat gain, a more comfortable house, and potentially less work for your air conditioning system.

I knew the science behind it, but I wasn't expecting the difference to be this noticeable.

Successful closing in Oxford Greens! 🏡⛳

A special thank you to my past clients for trusting me once again—this marks the third transaction we've completed together. Relationships like these are what make this business so rewarding.



The timing was especially fun on this one. I happened to drive past one of my listings on the way to the 18th tee at Oxford Greens and thought, "I know that house!" It's always great seeing clients reach their next chapter while staying connected to the community.

Had the chance to take a 1967 Porsche 911 up to Vermont recently.

The route took us up scenic Route 8 through Connecticut and Massachusetts, and while a '67 911 definitely isn't as fast as the Porsches of today, it makes up for it with character.

No screens, no driver aids, no distractions. Just a great road, a great car, and a reminder that sometimes the journey really is the best part.
Anyone else have a favorite New England driving road?
