Did you know the NVAR contract doesn't limit you to just one walk-through? You can actually do more than one, the key is knowing when and why.

βœ… It's a verification that any agreed-upon repairs from the inspection were actually completed.

❌ It's NOT the time to renegotiate cosmetic stuff you missed the first time around.

1️⃣ 5 to 7 days before closing, so there's still time to fix anything that comes up.
2️⃣ The night before or morning of closing, to confirm those repairs were actually done.

Beyond that, you're not really inspecting the house anymore, you're just visiting it.

If you own a condo, your parking space might not actually be yours. Here's how to find out:

Some parking spaces are deeded, meaning they're legally described right alongside your unit. That means it's yours, you can sell it, and it typically transfers automatically when you sell your condo. No one can take it away without your consent.

Other spaces are simply assigned by the HOA or condo association, usually as a "limited common element." That space isn't in your deed, the association controls it, and depending on your governing documents, they may be able to reassign it, especially if you fall behind on dues or if the community reallocates space.

This matters most at closing. Buyers often assume the parking space comes with the unit, but if it's not deeded, that's not guaranteed. And reassigning or fixing a parking space can require an amendment to the condo instruments, which isn't a quick fix.

Before you buy or sell a condo, ask your title company to confirm exactly how the parking space is held. It could save you a major headache down the road.
