The order is usually clearer than it feels. Start with three numbers: your likely sale range, your next full monthly payment, and how many months of overlap your budget can truly handle. If one feels tight, selling first is usually safer. If all three work comfortably, buying first may give you more flexibility. Gather permits and C.O.s, current tax info, oil tank and cesspool records, plus invoices and warranties for major work. Then fix the small things photos magnify like bulbs, caulk, paint touch-ups, and sticky doors.

On Long Island, paperwork gaps and deferred maintenance can affect timing and negotiations more than most sellers expect.

• Oil heat: Ask the age of the boiler and tank, whether the tank is above ground or buried, and if there are recent service records.
• Cesspool: Ask how old it is, when it was last pumped, and whether there have been backups or slow drainage.
• Flood insurance: Ask if the home is in a flood zone, what flood coverage may cost, and whether your lender is likely to require it.
