Growing up, I had an honor denied to many: I knew two of my great-grandmothers. The other from a region in Eastern Europe called Bukovina. Border wars were frequent then, as Grandma Lily would explain

it, so some days it was Russia, some days it was Romania…regardless it was all the same to her family. No matter what country it was, they were forced to live in the ghettos because of their religion, often practicing their faith in secret and the authorities turning a blind eye to theft, assault, worse and sometimes authorities committing these acts themselves. Grandma Lily arrived here in time for the Great Depression. For most of her life, she did piece work in a sweatshop. But Grandma Lily told me that for her, the American Dream came true. Here nobody tells you where you have to live. You can live anywhere you can afford. Even though she could never afford much herself, she knew the sky was the limit for me. Grandma Lily was right. When she arrived here about 100 years ago, she rented a tenement in The Bronx. Now my family OWNS a third of an acre of America right here on Long Island. We are living the American Dream only a few miles from Grandma Lily’s five story walk-up but at the same time light years away. My career is making that thrill possible for others, Whether it’s handing the keys to a first time homeowner or making the next upsizing/downsizing chapter possible, after 17 years, it still excites me every single time. Real estate is as personal for me as it is for the people I serve. I am a champion, facilitator and embodiment of the American Dream. I am a REALTOR. That’s my why. What’s yours? WELCOME BACK TO (mostly) BUSINESS AS USUAL

Hi everyone! Judy Cangemi Your Friend in Real Estate and I am feeling super excited that NY’s State of Emergency ended today and was not extended.

This is great news on so many levels. It is an indicator that after a year and a half we are getting back to business as usual!

Now that the State of Emergency has ended, you in the public will be hearing more from REALTORS like me. So this is kind of a public service announcement.

All of you in the public, please exercise a little extra patience with REALTORS when we reach out to you. We are so excited to finally be able to engage with you about the state of the market and talk to you about whether this is a good time for you to list your house. Prior to the pandemic, we were experiencing an inventory shortage. Meaning there were too few houses on the market to satisfy the needs of the qualified buyers looking to purchase. The pandemic only made the scarcity worse. It is everyone’s hope that by being able to connect with homeowners in ways we weren’t able to since the State of Emergency took effect that we will be able to get more people moving to where they want to be.

Fellow REALTORS... I know that this is the moment we’ve all been waiting so long for but please keep your enthusiasm under control. The last thing we want to do is make the public miss the cold calling ban with all the restrictions it put upon us.

NATIONAL REAL ESTATE ETHICS DAY: TODAY!

FUN FACT: not all real estate licensees are REALTORS. While we all need to abide by federal, state, local and license law to maintain our real estate licenses, REALTORS take it a step further an live by the Code of Ethics.

In order to remain a REALTOR, every three years we need to receive training on the Code of Ethics. Today, my friend and extraordinary REALTOR, Leigh Thomas Brown, will be offering ethics training today from 1-4pm EST. Leigh makes the training fun, memorable and you will no doubt be able to put your ethics into action by the end of the training.

Some Buyers Prefer Smaller Homes

Over the past year, we’ve had plenty of opportunities to reflect on what we consider most important in our lives. The place we call home is one of the biggest things many of us are reevaluating. For some, this has spurred an interest in making a move to a home that better suits our changing needs. In a recent study on today’s homebuyer preferences, the National Association of Home Builders (NAHB) states, “When asked more specifically how the pandemic may have impacted their preference for home size…21% or about 1 out of every 5 buyers, do want a larger home now as a direct result of the health crisis, while another segment – 12% – would prefer a smaller one instead.”

4 Major Reasons Households in Forbearance Won’t Lose Their Homes to Foreclosure

There has been a lot of discussion as to what will happen once the 2.3 million households currently in forbearance no longer have the protection of the program. Some assume there could potentially be millions of foreclosures ready to hit the market. However, there are four reasons that won’t happen.

>>Almost 50% Leave Forbearance Already Caught Up on Payments
According to the Mortgage Bankers Association (MBA), data through March 28 show that 48.9% of homeowners who have already left the program were current on their mortgage payments when they exited. This doesn’t mean that the over two million still in the plan will exit exactly the same way. It does, however, give us some insight into the possibilities.
