September can be an interesting month to buy in Los Angeles.

As we move beyond the peak summer season, buyers may find a little more breathing room with certain properties. The latest C.A.R. data puts the median time on market for the LA Metro at about 30 days, with 3.6 months of available inventory. That doesn't make this a buyer's market across the board, but it does mean there can be opportunities to negotiate.

The key is knowing where you actually have leverage.

A home that's been sitting for several weeks may have a seller who's more receptive to negotiating on price, closing costs, repairs, credits, or timing. A newly listed, beautifully presented home in a sought-after neighborhood may be a completely different story.

My advice? Don't negotiate simply because you think you're supposed to. Look at the days on market, comparable sales, condition, competition and the seller's situation, then build an offer around what the property is actually telling you.

More negotiating power is useful. Knowing when to use it is better.

For years, the safe kitchen formula was pretty predictable: white cabinets, white counters, white backsplash.

We're finally seeing more personality come back into the kitchen.

That doesn't necessarily mean choosing a trendy color for every surface. Think muted blue or green cabinetry, warmer woods, natural stone and one or two materials that give the room some depth.

From a real estate perspective, that's the sweet spot. A kitchen can feel memorable without becoming so specific that buyers immediately start calculating what they'll need to replace.

And if you're considering a kitchen update before selling, don't assume a complete remodel is automatically the best investment. Sometimes changing hardware, lighting, counters, backsplash or paint is enough to make an existing kitchen feel considerably fresher.

Before spending renovation money, it's worth looking at what buyers are responding to in your particular neighborhood.

I really appreciate reviews like this, because not every real estate transaction is a straight line from offer to keys.

A "complicated purchase" can mean inspection discoveries, mold or water issues, repairs that need to be negotiated, appraisal questions, financing conditions, credits, insurance concerns, or several of those arriving at once.

And discovering a problem doesn't automatically mean the answer is "knock money off the price."

Sometimes a repair makes more sense. Sometimes a seller credit can help a buyer with eligible closing expenses or immediate costs. Sometimes the purchase price should change. And sometimes the issue is significant enough that walking away is the right decision.

The goal is to understand what the problem actually costs, how it affects the property, and which solution puts the buyer in the strongest position. Price is only one piece of an offer. Terms, credits, contingencies, financing and certainty matter too.

One of the biggest misconceptions in real estate is that a home's value is determined by square footage alone. In reality, it's a combination of dozens of factors, and some of them are completely outside your control.

Location, neighborhood demand, school districts, inventory levels, mortgage rates, and recent comparable sales all influence what buyers are willing to pay. Those market conditions change constantly.

What you can control is how your home competes within that market. Proper maintenance, thoughtful updates, curb appeal, presentation, and professional marketing all play a significant role in how buyers perceive value.

That's also why online estimates should be taken with a grain of salt. They can't see the quality of your renovation, the view from your backyard, or the upgrades that make your home different from the one down the street.
