Hi,

With inventory still tight and affordability continuing to be one of the biggest challenges for today’s buyers, programs like Dream For All can be a powerful tool for helping qualified clients move forward. I wanted to share a quick, streamlined overview you can use when speaking with buyers who may benefit from this program and help set realistic expectations early in the process.

At LendWise Mortgage, we are helping buyers prepare for the upcoming registration window. We are an approved lender with the
California Housing Finance Agency and can originate Dream For All loans.

Because this program is lottery-based, preparation before the window opens is extremely important.

Registration Window

• Opens: February 24, 2026
• Closes: March 16, 2026

Applicants are selected through a lottery after the window closes.
This is better than a few years ago when the money ran out in 2-3 days.

What the Program Does

Dream For All provides eligible first-time buyers with up to **20% of the purchase price (maximum $150,000)** to be used toward:

• Down payment
• Closing costs

The assistance is paired with a standard conventional first mortgage.

How the Repayment Works (Important for Buyers to Understand)

This is not a monthly payment loan.

The Dream For All assistance is repaid only when one of the following happens:

• The home is sold
• The first mortgage is refinanced
• Or the assistance loan reaches its maturity

At repayment, the buyer pays back:

• The original assistance amount
plus
• A portion of the home’s appreciation

This is called a shared appreciation loan
If the home increases in value, the state shares in part of that increase.
If the home does not increase in value, only the original assistance amount is repaid.

This structure is what allows buyers to receive large down-payment support with no monthly payment.

Basic Buyer Requirements (high-level)

• Must be a 1st-time homebuyer
• At least 1 borrower must meet the 1st-generation homebuyer
• Must be a California resident
• Household income must fall within county limits
• Buyer must complete a CalHFA-approved homebuyer course

Estimated Maximum Household Income Limits

• Los Angeles – $168,000
• Ventura – $207,000
• Orange – $216,000
