One of the things buyers consistently tell me they love is top-floor living.

It's not just about having no upstairs neighbors. It's the extra privacy, the natural light, the feeling of openness created by vaulted ceilings, and the quieter atmosphere that makes a home feel more comfortable day to day.

One of the most common questions I hear from sellers is:

"Why did that condo sell so quickly while another one just sits?"

The answer usually isn't luck.

In today's market, buyers are paying attention to much more than square footage and location. They're comparing pricing, condition, HOA health, insurance coverage, monthly costs, and how a property stacks up against the competition.

The condos generating the most activity typically have a few things in common:

✔ Priced realistically from day one
✔ Professionally presented
✔ Easy for buyers to understand and evaluate
✔ Strong marketing exposure
✔ Minimal uncertainty

What many sellers don't realize is that the first few weeks on the market are often the most important. That's when a property receives the most attention from serious buyers and agents.

The goal isn't simply to get a home listed. The goal is to position it so buyers feel confident enough to act.

If you own a condo or townhouse in Woodland Hills, the market today looks a little different than it did even a year ago.

Buyers are still actively purchasing homes, but they're doing more homework before making decisions. In addition to price, many buyers are closely evaluating HOA finances, insurance coverage, reserve funding, maintenance history, and monthly ownership costs.

What I'm seeing locally is that properties that are well-prepared, well-presented, and realistically priced are continuing to attract strong interest. On the other hand, homes that miss the mark on pricing often sit longer than sellers expect.

Woodland Hills and Warner Center remain attractive areas for buyers thanks to ongoing redevelopment, employment opportunities, shopping, dining, and relative affordability compared to many neighboring communities.

I put together this quick market update to share some of the trends I'm seeing right now in the local condo and townhouse market.

After selling homes in The Met for years, one thing I’ve noticed is that people usually know pretty quickly when a unit feels different.

This new top-floor listing has many of the things buyers consistently ask about: vaulted ceilings, open living spaces, private laundry, covered parking, and one of the community’s more desirable floor plans.

But what makes The Met special isn’t just the unit itself.

It’s having resort-style amenities, beautifully maintained grounds, guard-gated security, and being right in the middle of everything happening in Warner Center while still feeling separated from it all when you come home.

Here’s a real estate opinion that may be unpopular:

I think buyers care less about square footage today than they did several years ago.

That doesn’t mean size isn’t important.

But what I’m increasingly seeing is buyers prioritize things like:

• Better locations
• Lower maintenance lifestyles
• Community amenities
• More functional layouts
• Shorter commutes
• Lock-and-leave convenience

A larger home doesn’t automatically create a better living experience.

Sometimes a smaller home in a better community with a more functional floor plan creates more happiness.

This is especially noticeable with condo and townhome buyers.

One thing that becomes obvious after showing buyers communities like The Met is that many people aren't simply purchasing square footage.

They're purchasing convenience.

They're purchasing time.

They're purchasing lifestyle.

For some people, that means having pools, fitness facilities, tennis courts, walking paths, and amenities they can actually use without leaving home.

For others, it means lower maintenance, easier travel, and less weekend upkeep.

Resort-style communities aren't for everyone.

But for the right buyer, they solve a lot of problems that traditional homeownership sometimes creates.

And it’s not only because of the housing.

Buyers today are paying much closer attention to lifestyle.

One of the biggest mistakes I see buyers make when purchasing in an HOA community is focusing almost entirely on monthly dues.

The reality is that monthly dues are only a small part of the story.

Questions that often matter much more:

• Is the community financially healthy?
• Are there major repairs or deferred maintenance issues?
• What does insurance coverage look like?
• Are the rules compatible with your lifestyle?
• How well is the community actually managed?

Whether you’re purchasing a condo, townhome, or planned development, you’re not just buying a property. You’re buying into how that community functions.

A strong HOA can protect values and improve ownership experience.

A poorly managed one can create frustration quickly.
