U.S. Housing Market Rebalances Slowly
We're seeing the U.S. housing market continue its slow, steady rebalancing—no dramatic swings, just the kind of measured pace that makes for smoother experiences on both sides of the transaction. Active inventory is up about 4% compared to last year, though the pace of growth has eased for the first time in over a month. That means buyers are starting to catch a little more breathing room, but there’s no sudden jump in homes flooding the market.

Homes are spending an average of 61 days on the market, unchanged from last year and lining up with what we typically see as summer winds down. New listings are down about 1% from a year ago, returning us to levels similar to 2025—a sign that some buyers are still pausing for affordability, while some sellers hold back, unsure if now is the right time to test prices. Median listing price sits at $419,000 (down about 1% year-over-year), and median price per square foot has dipped to $222, the lowest we’ve seen since early this year.

With more inventory and higher mortgage rates, we’re seeing conditions slowly shift toward buyers, but the overall rhythm is still on the slow side—no rapid-fire changes, just a market that’s finding its balance.
