LOTS OF HOMES FOR SALE. My listed Townhouse below.
If you've been driving around on a Sunday, you might notice the ton of Open House Signs.
33% more homes in active sale than last year! BUT -25% less in pending sale than last year.
Median prices are up 6% so what does that mean? Lots of people are selling and expecting their price.
Or what? Well they are not willing to reduce... they are often taking their homes off the market rather than take less.
Inventory is way up 4.5 months supply. Will the dam break and turn into a buyers market - Possibly.
It might balance between buyers and sellers - but only with sellers who must sell and are motivated.
Expect some horse trading with some creative financing - maybe even sellers holding seconds.
