Agents of LA is expanding its commercial real estate business with the addition of Ben Behnam to our Commercial Division.

Ben specializes in commercial real estate and investment properties, with experience across multifamily, retail, and single family assets. Having worked as both a principal and an advisor, he brings an owner’s perspective to evaluating opportunities and helping investors build their property portfolios.

His background includes sales strategy, contract negotiation, loan coordination, business development, and property management. His experience also includes completing or supporting transactions in California, Nevada, and Florida.

Cashier’s Check or Wire Transfer? The Wrong Choice Could Delay Your Closing.

One of the last questions I get before closing is, “Should I bring a cashier’s check or send a wire transfer?”

The answer depends on your transaction, but understanding the difference can save you time, stress, and potentially thousands of dollars.

A cashier’s check is guaranteed by your bank and is a great option if your escrow company accepts it. The tradeoff is that it has to be physically delivered, and in some cases the funds may need to be verified before they’re available.

A wire transfer is the faster option. Funds are sent electronically from your bank directly to escrow, which is why many real estate transactions rely on it. But speed comes with responsibility.

One of the biggest risks in real estate today isn’t the wire transfer itself. It’s wire fraud.

Scammers are becoming more sophisticated and often send fake emails with wiring instructions that look legitimate. Before sending any money, always call your escrow officer or title company using a trusted phone number to verify the instructions. That simple phone call can protect your investment.

Buying a home is one of the biggest financial decisions most people will ever make. My goal is to help clients avoid costly mistakes and make the closing process as smooth as possible.
