Hot take: The best time to sell a home isn’t spring.

There I said it!

It’s not when prices are high, rates are low, or when your partner, your mom, your best friend, or the guy on YouTube says you should.
The best time to sell is when it’s right for you. It’s when selling and moving are part of your journey to the next chapter in your life. Full stop.

With that said, there are benefits to selling in each season, _provided it's right for you. _
Of note:
• I love to tell my spring sellers that homes sold in May net a 12.8% seller premium. That’s $$$ above the home’s market value. Plus, in the spring, curb appeal is best (sorry winter), and buyers are on the hunt.
• Extended daylight hours make it easier for buyers to schedule viewings and attend open houses after work or on weekends, making summer a great time to list. Plus, families with kids will always prefer a move in between school years.
• The decline in seller premiums typically begins in the fall around September, when it drops to just 8%. By then, most families with school-aged kids have bought and settled into the new school year so foot traffic definitely slows down.
The upside for fall sellers? They can sell and buy to host the holidays in their new home.
• With fewer homes on the market, my winter sellers get the chance to stand out. Plus, winter buyers are often relocating for work or personal reasons, making them more likely to make offers.

It turns out there's a science to landscaping...

Creating a beautiful yard isn't just about throwing some plants together; it's about understanding the elements that make up a truly stunning outdoor space. Elements like balance, scale, variety, color, and texture.

I was working with a homeowner recently to boost the look of their yard prior to listing...

We ended up To boost the look of their yard prior to listing, we ended up trimming trees and bushes, added mid-sized trees, annual flowers, and native plants, and added mulch around them.

The result? Let’s just say the yard looked so lush and vibrant that I had to remind the sellers why they wanted to sell and neighbors were asking questions!

Bleak.
That's the word that comes to mind when I think of last year's market predictions for 2024.
Luckily, those forecasts missed the mark—at least from where we stand today. Optimism is on the rise.

Here's my take on where the market is headed:
• Increased Home Prices: Experts anticipate a strong home buying season from March to August, with home prices expected to surge by up to 5%.
• Rising Buyer and Seller Activity: Despite a sluggish 2023, there's a noticeable uptick in activity as both buyers and sellers re-enter the market. Positive sentiment from Jerome Powell alluding to 2 or 3 rate cuts in 2024 and last year's slight dip in rates, from a peak of ~8% to about 6.6% last October, is fueling this upward trend.
In addition, I'm advising clients to focus on local conditions for an even clearer picture.

Here's what I'm closely monitoring and sharing with them this month in Woodland Park:
Median List Price: $635,000
Trends: Flat year-over-year (no significant increase or decrease)
Sale-to-List Price Ratio: around 100% indicating homes are selling close to their asking price.
Mortgage Rates (National Averages - rates may vary depending on lender):
30-year fixed rate - 5.25%
15-year fixed rate - 4.50%
Average Days on Market: 28 days

We typically think home buying is all about square footage and bed/bath count...

And it is certainly the starting point! But these days, I’m hearing from buyers who are in search of a few extras.

Here’s a snapshot of what buyers are asking for in their search right now:

Home Office Spaces: The percentage of U.S. companies offering flexibility increased from 51% at the start of 2023 to 62% around November. – Forbes
With remote work still going strong, a dedicated (and quiet!) workspace is a must for many.

Outdoor escapes: Private yards, access to parks and trails, or even balconies for apartment dwellers are in high demand.
Since 2020, the number of people who spend time in nature has increased by more than 25%, according to the 2022 Outdoor Participation Trends Report.

Energy efficient upgrades: Lower utility bills *and* kinder to the environment - sign buyers up! Energy-star appliances, solar panels, and high-efficiency windows are increasingly sought-after features.

Move-in ready condition: Minimizing upkeep and maintenance is a big plus — especially for my young families and empty nest buyers.

Open layout: No matter what they say, buyers still love those open floor plans with easy flow from kitchen to living rooms.

It's time to go *Boujie on a Budget*

In all my time real-estating, I've seen some impactful upgrades that give the homes a fresh look AND are easy on the wallet.

These are a few of my favorites:

• Replace faucets and cabinet hardware. Estimated cost: $150-$400 for a kitchen faucet and $5-$25 per cabinet pull.

• Upgrade door k***s and hardware. Estimated cost: $28 per passage door and $31 per privacy lock.

• Swap builder-grade switch plates for decorative ones. Estimated cost: $5-25 per plate, depending on style.

• Refresh rugs. Check out Rugs USA or Loloi on Amazon. Both sites partner with designers, like Rifle Paper Co and Arvin Olano for elevated looks. Estimated cost: $189 for a 5x8 rug.

I'm a huge proponent of making small changed that go a lonnnng way.
