Have you seen the construction near N. Union and N. Powers? That's Royal Pines — a 232-unit affordable housing development going in right in the Pine Creek area, and it's got a lot of neighbors talking.
I'll be honest, I don't think this is a simple "good or bad" issue. Some residents have raised real concerns about traffic and whether the infrastructure out there can keep up with more density.

So I'm curious what you all think:

Do we need more workforce/affordable housing in areas like Pine Creek, or should growth be slower and more spread out?
When a project like this goes in, what would actually make it work well for the existing neighborhood — better roads first? Different design? More green space?
Have you noticed a difference (good or bad) from newer developments near you?

🍦 Found my new favorite spot — Lolley's Ice Cream! Locally owned, fresh-made, and you can taste the difference in every scoop.
I went with the banana cream pie and... honestly, heavenly doesn't even cover it. Creamy, real banana flavor with little bits of pie crust mixed in — chef's kiss. 👌

Another good week in the books. 🙌
My newest Pueblo listing went under contract in just 7 days — nothing like watching hard work and good pricing pay off for a seller.
Then I got the sweetest little condo in Cripple Creek under contract too. Mountain views, cozy vibes, exactly the kind of property I love working on.
And today, a friend who genuinely thought they couldn't qualify for a home found out they actually can. I love that moment every single time — watching someone realize this is actually possible for them. If you've ever assumed homeownership is out of reach, I promise it's worth just having the conversation before you count yourself out.
On top of that, I've got two buyers I'm working with right now who are so ready to find their home. We haven't found "the one" yet, but I've got a strong feeling it's coming together within the next week. I love this part of the job — the chase, the excitement, the moment it finally clicks.
This is why I do what I do. Every client, every deal, every "under contract" text — it never gets old.

☕ New neighborhood spot alert!
If you're near Briargate & Union, go check out Nomad Coffee — brand new to the area and already a favorite stop of mine. The vibe is great, the staff is friendly, and the chai... y'all, the chai is so good. 😍
As someone who's called Colorado Springs home for 30 years, I love seeing new local businesses pop up in neighborhoods I know so well. Support local when you can!

If you haven't been to Beans and Brews here in Colorado Springs yet, add it to your list. Walked in and immediately felt at home — plenty of seating, super inviting vibe, and the staff genuinely nice. It's the kind of spot where you could bring a client to talk homes, catch up with a friend, or just post up with your laptop for a bit. They've even got room for small meetings or events if you need it.
I went with a lemon crème frapp and a chai — both were fantastic. And if you're short on time, they've got a drive-thru too, so there's really no excuse not to try it.
