Most people see the "Under Contract" sign, the keys at closing, or the smiling photo in front of a new home. What they don't see are the early

The coffee brewing before sunrise. The MLS searches. The county records. The water rights research. The aerial maps, surveys, zoning regulations, property histories, and comparative market analyses. The planning and preparation that happens long before we ever step foot on a property.

Because rural real estate is different.

It's more than bedrooms and square footage. It's wells and septic systems. Grazing rights and access roads. Fences, easements, covenants, and water rights . It's understanding the land itself and knowing how every piece fits together. So when the right property hits the market—or when it's time to list yours—you’re already one step ahead.

Most people don't see the texts answered before sunrise, the late-night emails, or the weekends spent driving back roads and walking acreage.

But that's the part of the job I love.

Because real estate isn't just about selling houses. It's about helping a family find roots, a rancher find more ground, a young couple purchase their first home, or a dreamer find their own piece of Colorado to call home.

Every child deserves that one place. The place they think of when someone asks, "Where's home?"

And it doesn't matter if that home sits on a thousand acres in the country or in a apartment in the middle of a big city. Kids need roots.

They need a place that feels familiar. A place where they know they're safe, loved, and connected. A place that becomes part of who they are.

Because the truth is, children don't remember square footage or property lines. They remember feelings. They'll remember selling lemonade on the sidewalk during hot summer afternoons. They'll remember gathering eggs for breakfast before the rest of the house wakes up.

They'll remember riding bikes until the streetlights came on, building forts, catching frogs and getting dirty without a care in the world. They will remember driving the old red Ford while dad bucks the bales. They'll remember Sunday dinners crowded around a table full of parents, grandparents, aunts, uncles, and cousins. The laughter, the stories, and the feeling that there was always a seat waiting for them.

They'll remember the front porch where they watched storms roll in. The backyard where they dreamed big dreams. The old fence where they stood watching cattle graze beneath an endless sky.

Home is never just a place. It's a foundation.

Some girls dream of diamonds and designer handbags.

Me? I dream of water rights, a little blue tractor, a herd spread across a green pasture, and chickens wandering around like they own the place.

Give me a piece of land with big mountain views, room for a garden, a few cows, and enough space to watch the sunset in peace. That's my version of luxury.

The older I get, the more I realize true wealth isn't measured by what's in your jewelry box—it's measured by open skies, fertile ground, good water, and the freedom to live life on your own terms.

If you prefer chickens over people, you might need to move to the country.
