Fewer multiple offers lately? Yes. 71.5% of closed sales in April had multiple offers, while 63% of pendings this past week had multiple offers. In short, this percentage is still elevated from normal, but it's also a sign of temperature change. As I said yesterday, we are no longer in a market where everything is getting 8-10 offers. I know, some listings are still getting crazy bids. But the market as a whole is starting to see less action.

ADVICE FOR SELLERS: Price reasonably, be open to negotiate, recognize buyers will be pickier as inventory ticks up, and adjust your expectations about getting twenty three cash offers from Bay Area unicorns. The truth is it's easy to become infatuated with hot headlines from a few months ago, but that's a big mistake.

Yes, it is still a sellers' market, but buyers have gained an edge lately, and we're watching the temperature by the week. I hope this helps. Any thoughts?
