Basser Kaufman’s leasing and legal team spent summer 2023 diligently negotiating several leases for new tenants within their shopping centers. Basser Kaufman is honored that Marlboro Plaza in Englishtown, New Jersey, has become home to two new tenants; , who signed a ten year lease for a 15,000 square feet and , who also signed a ten year lease for a 22,786 square feet, within the Shopping Center. With the signing of these two leases, Marlboro Plaza has become fully occupied. Basser Kaufman thanks Michael Friedman of Inline Realty and Joseph Dougherty Jr. of for bringing these tenants to Basser Kaufman. Robert Goldfeder, Director of Leasing for Basser Kaufman is continuing to take inquiries from prospective tenants foe the Shopping Center, in the event a vacancy should occur.

The construction team of Basser Kaufman has been forging ahead with the development of space in Aberdeen Plaza, in Cliffwood, New Jersey. Demolition of the existing premises is underway and the Landlord will soon commence constructing the premises in accordance with the terms of the Sprout’s lease. There remains a 3,000 square foot end cap in the shopping center available for immediate leasing. In addition to Sprouts, Aberdeen Plaza currently includes , , , a nail salon and liquor store.

We at Basser Kaufman are pleased to announce that Aberdeen Plaza will be the new home of opened its first store in 2002 in an effort to make natural foods available to the general population and has since grown to 370 locations, with more to come. We are pleased Sprouts chose Aberdeen Plaza as their first home in the central New Jersey market. Sprouts will deliver their brand of healthy food at reasonable prices to the burgeoning population of Central NJ and we couldn’t be happier to accommodate them. Sprouts will occupy 22,700 sf in the revamped, renewed and revitalized Aberdeen Plaza. Aberdeen Plaza consists of many fine tenants and Sprouts will co-anchor along with an extremely a robust and a slew of fine tenants such as , and more. Over the past year, Basser Kaufman has had the opportunity to welcome a myriad of new tenants to several of its shopping centers and extend the term of many of its existing tenants. .aspen

According to Mall and Shopping Center Trends for 2023 by Bracha Arnold, consumer demand for in-person retail and services has remained strong. Additionally, the article discusses how non-retail tenants cause shopping center visitors to spend more time at the shopping centers and visit the shopping centers more frequently.

As Interest Rates Rise, Shopping Centers Look More Attractive to Investors by Buck Wargo points out how retail real estate has become increasingly valuable to the retailer as a point of distribution because the bricks-and-mortar locations create flexibility for in-person sales, pickup sales or delivery sales.

Basser Kaufman’s shopping centers are located throughout the tri-state area and attribute its success to the fact that they include a diversified group of tenants, including supermarkets, fitness facilities, medical offices, specialty stores, department stores, eateries and discount stores.

In 2019, Basser Kaufman purchased this Fort Salonga, Capital One 35,804 square foot property and entered into a ground lease with 7-Eleven, wherein 7-Eleven was responsible to build its building once Basser Kaufman successfully secured the required approvals. An amended and restated lease was thereafter signed, converting the ground lease to a build to suit lease for a 2,958 square foot building on the property in exchange for a rent increase. Thanks to a great team and all parties involved. On June 8th, 7-Eleven had its grand opening with rave reviews.

As 2021 comes to a close, Basser Kaufman would like to welcome our new and repeat tenants who have joined our retail shopping centers throughout the Tri-State area this year. We are grateful that our shopping centers have not only survived the storm, but have also experienced growth.

As developers and landlords, Basser Kaufman believes in being empathetic to our tenants and putting in the effort needed to ensure their success.

While so many fitness centers had no choice but to close their doors permanently, we are seeing the hope of building back, with several new facilities opening within our shopping centers. SEPHORA recently opened its doors in our Marlboro Plaza Shopping Center, with sales exceeding our expectations.

We would like to take this opportunity to wish all a Happy Holidays & Healthy and Happy New Year. May 2022 be a year of continued success for all.

LA Fitness's Grand Opening in Aberdeen Plaza, NJ was held on September 30th for their newly constructed 34,000 SF state of the art Signature Club. Recent tenants who joined the shopping center include Jersey Mike's Subs and Domino's. Other leases are currently being negotiated. Come join us in our newest redevelopment in North Babylon! The plaza has a brand new everything, ample parking for 550 cars, great co-tenancy and a well positioned and highly visible pylon sign. On August 27th, a brand new and beautifully designed ALDI USA opened for business in the Shopping Center. Planet Fitness is set to open on Sept 18th. 9,200 SF remains available for leasing in this recently renovated and sharp looking new plaza.
