This month I wanted to talk about something that shapes our market more than almost anything β€” and that most people never think about: capital gains.

Here on the Peninsula and across the Bay Area, a lot of homeowners bought decades ago, often for a fraction of what their homes are worth today. Selling now would trigger a capital-gains bill steep enough to make it feel out of the question, so many simply stay, or hold on until the home passes to their heirs and the tax resets. Play that out across an entire region, and you get exactly what we live with: chronically tight inventory.

What's new is that Washington has finally taken notice. Several bills are moving through Congress right now - some would raise the exclusion that's been frozen since 1997, and the boldest would remove the dollar cap on a primary-residence sale altogether. None of them is law yet, and there's no guarantee any will pass. But if one does, it could bring a real wave of long-held homes back to market.

For a lot of the families I work with, the home is more than their most valuable asset. It's where the kids grew up. It's the table everyone still comes back to for the holidays. So when the conversation turns to passing it down, it's rarely just a financial decision.

Most of these families are already well into this. They have their attorneys, their advisors, a plan taking shape. Where I come in is the real estate side β€” because how a home is held, structured, and transferred can shape how much of that value actually reaches the next generation.

I pulled a few of the most common strategies together in the carousel above β€” trusts, family LLCs, lifetime gifting. Each has its trade-offs, and none is one-size-fits-all.

The one thing they all have in common is time. The families who do this well aren't reacting to a deadline. They started years ago, with the right people around the table.

Some good news to share β€” 2 Franciscan Ridge in Portola Valley is pending, just 11 days after coming to market.

This one moved quickly, and it took a real team to get here β€” from the staging and photography to everyone who helped show it beautifully over the past two weeks. I'm grateful for all of it. And I'm genuinely happy for the buyers, who are going to love calling this place home.
