After putting this together, one thought kept coming back to me: how many homeowners are making decisions based on rules that no longer apply?

Prop 19 has been in place since 2021. Yet I'd guess many people who could benefit from it still assume their options are limited to one county, or one transfer, or no transfer at all. Some may have quietly decided against a move they actually wanted, simply because no one told them things had changed.

That's the part of this work I take seriously. Laws shift, programs get replaced, deadlines come and go, and the people most affected are often the last to hear about it. Staying informed is one of the most practical advantages you can give yourself when a real estate decision is on the horizon.

Some good news to share from South Los Altos.

1624 Newcastle Drive is officially pending! This classic single-level ranch drew so many wonderful visitors over its open house weekends, and I’m grateful to everyone who stopped by, and to the team who worked alongside me to get here. We’re now in the final steps, and I’m looking forward to completing the handoff and welcoming its new owners home.

Generational wealth is one of those topics everyone agrees is important, and yet it's often the last thing families sit down to plan.

In this post, I walked through four things that quietly put it at risk: no estate plan, heirs who weren't prepared, selling too early, and overlooking tax rules like Prop 19. Honestly, the list is longer than that. But when I look at what they have in common, it usually comes back to timing. The plan came after the problem, not before it.

Starting early doesn't have to mean doing everything at once. It can be as simple as making sure your property is held the right way, knowing how California's tax rules apply to your family, or having that first conversation with your children about what you hope your real estate will do for them.

Because generational wealth was never just about passing down a house. It's about passing down the knowledge and the strategy that help the next generation keep it, grow it, and live well because of it.

What does a weekend in Pacific Heights actually look like? Here’s one, from the front door of 1650 Broadway.

On Friday you walk to dinner. Union Street is a few blocks up, with Flores for a lively night with friends, Milos Taverna for a long Greek dinner, and Perry’s when the family’s in town. Harris’, the classic steakhouse, is two blocks away on Van Ness. Fiorella on Polk Street does wood-fired pizza for a casual night.

Saturday morning you run the Marina Green waterfront with the Golden Gate Bridge up ahead, or take on the stairs at Alta Plaza Park. Coffee at Saint Frank on Polk on the way back. And when you want to get out of the city, it’s easy. A rapid bus station sits a block away at Van Ness and Vallejo, BART connects you to SFO and the East Bay, and Van Ness is US-101 if you’re driving to Marin or down to Silicon Valley.

Sunday is the Fort Mason farmers market, then browsing the shops on Union Street and picking up dinner at Whole Foods on California Street. And for peace of mind, CPMC’s Van Ness hospital campus is close by.

All of it a short walk from a ground-floor home with two private patios, which is a rare thing in this city.
