In a multiple offer situation, most buyers default to one lever: price. But winning an offer is more like structuring a job offer than most people realize. You need to find out what the other side actually values and build around that.

In this case the sellers were relocating abroad. They valued quick access to their funds and the flexibility to wrap things up without time pressure. A clean offer, 7-day close, and a free rent-back put us over the finish line.

This $3M home in Redwood City never hit Zillow or Redfin.

Before we found it, our clients lost a house that went nearly $1M over asking. That's the market for the most sought-after homes here right now: gone in days, well above list price.

So we changed the approach. Instead of waiting for listings to go public, Kyle started calling agents directly, asking what was coming and who might be open to selling early. One of those calls became this deal.

The seller was open to offers before going public. We got in, made a clean offer above their threshold, and won.

Not every home requires this strategy. But for buyers who know where they want to be, waiting for a Zillow alert isn't always enough.
